As the government's indemnificatory housing,the co ownership housing plays an important role in improving the housing lateral supply structure system in China.Along with the pilot implementation of the co ownership housing in many cities,the system of CO ownership housing has been improved continuously,and the co ownership housing has gradually become the backbone of China's security supply system.The pricing of condominium housing is controlled by the government,the profit is transparent and the profit level is low,and the problem of cost control is more prominent than that of commercial housing.It can not only improve the economic benefits of enterprises,but also provide a reference for the later study of CO ownership housing.Taking Nansha District s project as an example,this paper introduces the general situation and organizational structure of Nansha District s project,and estimates and analyzes the cost of s project.In the cost analysis process of the first phase of the project,the existing cost management problems are analyzed.The earned value method is applied to the dynamic cost control of the civil engineering,installation engineering and decoration engineering of the second phase of the project.In the specific implementation process,combined with WBS tools,project software,project bar chart and cost schedule;using earned value method to calculate and analyze the cost and schedule implementation of the second phase civil engineering project,analyze the causes of cost deviation and schedule deviation,and formulate cost control optimization countermeasures:first,establish and improve the responsibility cost system;second,establish and improve the project materials,equipment management system;three is to control the project change;four is to strengthen the construction organization management;five is to implement the whole process cost control of the whole staff.After the implementation of cost control and optimization measures,the cost and schedule implementation effect of the installation project and decoration project in the later stage of the second phase of the project are analyzed again by using earned value method,and it is concluded that earned value method is effective and successful in cost control of shared property housing projects.The innovation of this paper lies in the innovation of the research content of cost management of common property.The author looked up the domestic and foreign research literature of CO ownership housing and found that the research content mainly focused on the system of CO ownership housing,pricing mode,property right matching,redemption mechanism,etc.,but the research on cost control is very little,the paper has another way to study the cost management of CO ownership housing project.The second is to apply a variety of cost management methods to the housing projects with common property rights.This paper uses earned value method and target cost method to control the dynamic cost of housing projects with common property rights.
