As the further acceleration of the conversion of new and old kinetic energy in China,the concept of sustainable development has been promoted and implemented throughout the country.Under this background,the production model of the construction industry is urgent to be transformed and upgraded.Compared with traditional construction methods,prefabricated technology has many advantages,which mainly include fewer material waste,lower noise and dust,reduction in labor demand,and high construction productivity.Prefabrication has been widely applied in many countries and regions.However,it is unfortunately noticed that the development of prefabrication mainly depends on the government-funded residential projects.The prefabricated residential projects developed by real estate enterprises are only individual components such as laminated boards and prefabricated stairs.The largescale application of prefabrication in real estate enterprises has become the key to promote the transformation and upgrading of China’s construction industry.Therefore,this paper explored whether and what intensity of incentives should be provided to promote the initiative of real estate enterprises in the implementation of prefabrication.Firstly,based on the Theory of Planned Behavior(TPB),this study firstly explored the relationship between the behavioral intention and the actual behavior of consumers and real estate enterprises when choosing prefabricated residential buildings.The moderating effect of reputational incentives and financial incentives was examined.To achieve the purpose,Partial Least Squares Structural Equation Modeling(PLS-SEM)was adopted supported by the questionnaire data from 310 respondents.It mainly includes reliability and validity test,goodness of fit and prediction ability evaluation,direct effect test and moderating effect test.The results show that there is a gap between the behavioral intention and the actual behavior of consumers and real estate enterprises.It also shows that reputational incentives and financial incentives are an effective way in promoting the behavioral intention and actual behavior of real estate enterprises when adopting prefabricated residential buildings,but they all don’t work for consumers.Secondly,an evolution game model of real estate enterprises and governments under the participation of consumers and the local stability of evolutionary system was analyzed.Combined with the actual case,Matlab was used for simulation analysis to further explore the dynamic evolution mechanism of real estate enterprises’ behaviors under consumer buying behavior,government reputation incentives and financial incentives.Finally,policy recommendations for promoting the application of prefabrication in real estate enterprises were proposed based on the simulation results. |
