The promotion of China’s new-type urbanization and the implementation of the separation of “three rights” policy have prompted more rural population to move to cities,causing problems such as idled and disused subsistence homestead land.How to promote the exit of rural homestead and improve the efficiency of land resource utilization is a real problem that need to be solved urgently.Relevant research shows that the differentiation of farmers is an important factor that affect the exit of rural homestead.The type and degree of differentiation will affect the willingness and mode of farmers’ homesteads choice.However,the indicators for measuring the differentiation characteristics of farmers are different.The theoretical analysis of the choice of households’ exit mode also less.so,on the basis of summarizing a large number of domestic and foreign related literatures,this study takes 275 households in Quzhou as the research object,based on the push-pull theory,from the perspective of farmers’ differentiation,constructs a theoretical analysis framework that affects the willingness and manner of farmers’ homesteads to exit.Combined with the field research data,based on the econometric model,the quantitative analysis of the influence of farmers’ differentiation on the willingness to exit and the choice of methods for farmers’ homesteads.The research of this paper mainly expounds from the following three aspects: first,a descriptive analysis of the basic characteristics of sample farmers and their willingness,manner of exiting the rural homestead;second,a theoretical analysis of the willingness and mode selection of farmers’ homestead to exit;third,An empirical analysis of the willingness and mode of choice of farmers’ homesteads for farmers’ differentiation.On this basis,the following conclusions: first,the differentiation of farmers is an important factor affecting the willingness of farmers to exit their homesteads.Farmers who with off-farm employment,high household income levels,and have a urban housing are more willing to exit their homesteads;second,in terms of the choice of exit mode,off-farm employment,farmers who have the urban housing are more inclined to choose to provide employment opportunities to exit the homestead;while farmers with higher household incomes prefer to choose the modes of replace housing to exit the homestead;third,in addition to the differentiation factors of farmers,the number of supporting the elderly,the number of children raised,the importance of the housing pension in the homestead and the perception of the mortgage of the homestead are also the important factors affecting the farmers’ willingness to exit the homestead.However,the degree of education,the number of family member,and the scale of land management are the key factors affecting the choice of farmers’ exit methods.Based on the above conclusion,aiming at how to guide farmers to exit the homestead in an orderly manner,this paper puts forward the following countermeasures: First,formulate reasonable compensation standards for homestead exit.Second,increase the training on the employability of farmers in order to improve the farmers’ off-farm employment capacity.Third,improve the policy measures related to the exit of the homestead to solve the concern of farmers.Fourth,promote urban-rural integration and weaken farmers’ dependence on homesteads.
