Research On Contract Planning Management Of W Company From Cost Perspective

For nearly 10 years,the rapid development of real estate is obvious,the real estate industry as an important economic pillar,also creates the vigorous development all the field.China take strong measures on the real estate market via the monetary policy,fiscal policy,and other aspects,which result in the real estate market fell back.the real estate industry has become a silver age from the golden age,the real estate industry is.The real estate industry ends up the vigorous development.As a result,more and more real estate enterprise management change the development strategy from the original extensive to fine management.especially,the enterprise focus on the cost of real estate management.This paper focuses on the tender management contracts in the planning management,based on the cost of W company contract planning management is studied,the contract planning management of W real estate group is introduced,and analyze the existing problems and reasons.For contract in the planning and cost dimensions related factors,the new solution is created.The paper,from the organization,the cost breakdown structure,and engineering system,puts forward the use of WBS tools to carry on the work breakdown structure.The bidding project is categorized via the multidimensional construct contract with four quadrant methods.from the dimension of cost and risk,the bidding project is divided into four quadrants,with Mr Lidle's law defines the engineering of high cost and low cost,the bidding project is divided into key,bottlenecks,daily type and lever type four types of engineering,the enterprise selects the appropriate way of bidding according to the characteristics of all kinds of engineering.In order to achieve cost reduction objectives,the enterprise should select the centralized strategy when there is key type and lever type engineering bidding.If there are the high-risk project bid,the enterprise should select weight sorting optimal bidding units,which based on the comprehensive evaluation method and the analytic hierarchy process.If a similar project target cost budget law for bidding project contract amount,the enterprise choice the technology parameters and project history engineering or similar to the quasi bidding projects under construction project,according to the reference level of project and bidding in the current market and the costs of labor,materials,which can reflect the actual market situation,it also can better control the engineering cost.Through the comparison,the new solution in this paper can reduce W company planning problems,which exist in the management contract.Finally,through the study of this paper,the enlightenment is obtained,the integrated application of the learned theory can be used in the enterprise.At the same time,the further study should be carried out in the future.
