The financial feasibility analysis is the most important aspect of the project investment decision,to the use of certain methods to help investors reasonable estimates of future financial benefits,feedback and accurate financial information to make the rightinvestment decision.YSY real estate project before the shareholders' meeting,written outside intermediary "YSY project feasibility analysis report" in the financial feasibility analysis method is selected properly,the baseline selection based on lack of results is not so convincing,the management of this company is not satisfied with the.This paper stands in the financial department of the YSY company from the angle of financial feasibility analysis of YSY real estate project problems cut,analysis process is improved,make it better for shareholders to provide services and support the decision of YSY project.So,this paper studies the idea of "finding problem,analyzing problem,solving problem and evaluating effect".First,analysis of the main content of YSY real estate project,introduces the present situation of the financial feasibility analysis of the YSY project,to find out the problems and causes of the financial feasibility analysis;secondly,according to the financial feasibility analysis to find out the problems of YSY projects are improved;thirdly,comparing the YSY project financial feasibility analysis conclusion,deficiencies further verify the feasibility the analysis report prepared by the agency;finally,through the various departments of the company to evaluate the YSY project financial feasibility analysis to confirm the improvement effect is improved.The results show that the financial feasibility analysis report prepared by the external agency has the problems of analysis and analysis methods.The reason is not according to the actual situation of the YSY project with the correct analysis,the final conclusion is not convincing,especially in estimating project cash flow estimation and capital cost,selection methods are not suitable to the financial feasibility analysis is not the correct conclusion.Aiming at the practical problems of YSY project financial feasibility analysis using direct method re estimate the project construction period of 3 years,the cumulative 30 year operation period and at the end of the net cash flow of 1 billion 668 million 236 thousand and 600 yuan,the behavior of the capital asset pricing model(BCAMP)method to build momentum portfolio and calculated the cost of capital projects was 8.73%.YSY from the perspective of the shareholder with the internal rate of return and net present value method of YSY real estate project not financially feasible.The analysis and improvement of contrast,conclusion completely contrary to the financial feasibility analysis after improvement,through the evaluation of the management of the financial feasibility analysis of the improved display,this paper solves the practical problems of YSY project financial feasibility analysis,for the shareholders of the YSY project to provide services.This study is not only practical to solve the practical problems of YSY real estate project financial feasibility analysis,to meet the needs of shareholders better project decision-making;at the same time,also for the future of YSY company and other similar industrial estate project financial feasibility analysis to provide reference and reference.
