In recent years,the government at all levels has issued various measures to strengthen the macro-regulation and financial control of the real estate industry.However,in terms of the actual effect of real estate policy implementation,the financing problem of real estate enterprises still exists under the background of macro-control.Some real estate enterprises fail to follow up the needs of the new stage of economic development,choose the appropriate time and broaden the financing channels,and the financing structure of real estate enterprises is still relatively single.As a member of many real estate enterprises,A Real Estate Co.,Ltd.also faces the problem of limited financing strategy.How to form and optimize the financing strategy of real estate enterprises under the macro-control of the state and governments at all levels is the key and difficult point for the development of A Real Estate Co.,Ltd.This paper will take A Real Estate Co.,Ltd.as an example,under the background of macro-control,carry out a systematic study of financing strategy of A Real Estate Co.,Ltd.This paper clarifies the research background and significance,and summarizes the research methods and innovation points after reviewing the research situation at home and abroad.The capital structure theory,effective market theory and life cycle theory are expounded.From the company's basic overview,financing strategies and main characteristics of financing strategies,this paper explains the financing status of A Real Estate Co.,Ltd.and at the same time,analyses the problems and reasons of financing strategies of A Real Estate Co.,Ltd.The main problem of financing of A Real Estate Co.,Ltd.lies in the fact that the government's efforts to increase macro-control and its own financing channels have not achieved remarkable results.Under the background of macro-control and with the help of SWOT analysis framework,this paper optimizes the financing strategy of A Real Estate Company Limited.The advantages of financing strategy are as follows: in the real estate market of small and medium-sized cities in Fujian,the dominant position is in the real estate market,the amount of financing demand is less when land isacquired,and the disadvantage of financing strategy is that the self-owned capital reserve still exists.Insufficient,bank credit limit is limited,etc.Combined with the opportunities and challenges of financing strategy of A Real Estate Co.,Ltd.,the follow-up development of A Real Estate Co.,Ltd.should combine with the development needs of real estate enterprises and strive to innovate financing channels.In addition to adapting to the economic situation,adapting to economic reform and market demand,and emphasizing the importance of optimizing the financing environment,A Real Estate Co.,Ltd.also needs to innovate financing channels and optimize financing structure by means of supply chain financial model,modelling model,CMBS model and sandwich financing model.
