Over the past forty years,the reform and opening up policy has enabled the great achievement of the urbanization in China,which is also the contributor of the rapid development of the housing industry.This paper will first analyze the housing cost with the perspective of the whole life cycle,then it will compare the housing cost globally.It is expected that with this paper,the current housing status,such as short life,play attention to the early benefits and ignore the late cost will be changed.Firstly,this paper takes the whole life cycle cost of housing as the research object,points out the research background of the shortage of housing construction resources,the low rate of housing energy saving,the serious environmental pollution,the frequent housing demolition and construction,and puts forward the theoretical and practical significance of the research on these issues.Through the analysis of the current situation of the relevant theories at home and abroad,this paper points out the shortcomings of the theoretical research on the whole life cycle cost and the limitations of the research on the housing cost in China.Secondly,according to the division of housing life cycle stages,we determine the composition of housing life cycle cost.Through the cost analysis of housing life cycle stages,the main influencing factors of controlling the whole life cycle cost of housing are obtained,on the basis of this,this paper uses analytic hierarchy process to establish judgment matrix to analyze the influencing factors of housing life cycle cost.It is concluded that the price cost is the primary factor for the housing life cycle cost,followed by the policy environment,economies of scale,building materials quality and other factors,which have a greater impact on housing cost.During the housing life cycle cost control,each stage can not be ignored and each subject should be clear about their responsibilities and obligations.Finally,on the basis of the structure of housing life cycle cost,this paper establishes the distribution model of housing cost variables in each stage,and estimates and compares the cost of housing life cycle at home and abroad through Monte Carlo simulation.Compared with the foreign housing cost,the simulation cost of our country is lower in the early stage of housing construction and higher in the medium stage of housing use.Although our housing cost is low in a short time,the total life cycle cost of housing in our country is higher than that of foreign countries over time,and the increase range is larger.In view of the shorter life expectancy of housing in China,the whole life cycle cost of housing in China is also higher than that of foreign countries.According to the result of Monte Carlo simulation,developers should establish a project budget system in the decision-making and design stage,and improve the budget management system in the construction stage.Government departments should deepen the awareness of housing protection and promote the development of green housing in China;At the same time,the public should improve the awareness of energy conservation and jointly promote the green and sustainable development of housing in China.
