With the rapid development of national economy and the acceleration of urbanization process,the opportunities and challenges of real estate market coexist,and the competition also intensifies day by day.In order to maintain the steady development of the national economy,the state has also issued a number of macro-control policies to the real estate industry for many years.In the report of the 19th CPC National Congress,the main idea of "the house is used for housing" is put forward.Affected by the comprehensive factors of the market,the real estate market gradually bid farewell to the golden silver age,the market tends to rational gradually,the property of real estate investment and speculation begins to weaken,and the property of rigid demand for housing is strengthened.In this environment,the requirements for the level of internal control of real estate enter:prises become more and more meticulous,and the prediction of the market is also becoming more and more rigorous.More cautious,more and more real estate companies began to focus on risk control.In order to reduce the investment risk,the real estate enterprises gradually began to "marriage",opened up the era of group,cooperative development,benefit sharing,"marriage" has become a new trend of the development of the real estate industry.In order to diversify the investment risk of real estate projects and optimize the allocation of limited resources,cooperative development projects have gradually become the focus and the new choice of real estate enterprises.Starting from the background and significance of the research on the risk and evaluation of the cooperative development of real estate,this paper discusses the meaning of the cooperative development of real estate through searching,consulting and sorting out the relevant theoretical research of the cooperative development of real estate at home and abroad.The method of risk identification and evaluation and its application are described.Combined with the mode of cooperative development of real estate,the existing problems of cooperative development of real estate are put forward in the light of the present situation of cooperative development of real estate.Advance of the identified risk types and main characteristics A description of the real estate co-development of the risk list.Based on the identified risk categories and risk lists,the risk assessment model is constructed by combining quantitative and qualitative risk analysis methods,and the risk assessment model is analyzed.At the same time,the risk evaluation model is taken into the project example for comprehensive evaluation,and the risk grade standard of cooperative development is obtained,and the feasibility of cooperative development of real estate project is determined by this standard.The theoretical research on the risk and evaluation of cooperative development of real estate in this paper,the risk identification method and the risk assessment model,can be used by other similar research,and has certain theoretical and practical value.At the same time,through the analysis of the identified risk factors and the construction of the risk evaluation model,the risk level can be used for reference for the feasibility study of similar real estate cooperative development projects,in order to help them achieve the expected cooperative development and management objectives.
