At present,China's leasing market is not perfect,and the housing leasing market is still dominated by individual landlords,and institutional players are lacking,which leads to the lag in the development of professional leasing operations.At the same time,the re-selling of light-and light-duty housing companies,the sale of arbitrages by individual landlords,and the dilution or abandonment of rental business by brokerage companies are common phenomenon in the market However,the leasing market is a long-lasting,just-needed market.Therefore,both developers and traditional properties are transitioning to“inventory asset management and service value-added".Youth long-term apartment combines the two characteristics of youth and long-term rent.It is the product of the majority of young people's leasing demand.It is different from the largest overseas long-term rental apartment market.China's low rental yield,short lease period,low renewal rate and high the cost of capital makes the entire long-term rental apartment industry monetization rate low.From the perspective of A real estate development company,the external environment of long-term apartments is combined in this thesis,the competitive environment of the industry,and the development model of existing long-term rental apartments to formulate long-term rents based on research and analysis of the needs of young consumers.The development strategy of the apartment market,which provides reference for its market development and provides reference for other companies to enter the market,has certain practical significance.At the same time,the research on the development of long-term rental apartments is still in its infancy,and there are few relevant literatures.The topic selection on the development model of long-term rental apartments is innovative to some extent,so this paper has a high practical significance and theoretical value.Model analysis,questionnaires,and descriptive statistical analysis to deeply analyze the macro-environment and industry environment of long-term rental apartments,and combs the existing development model of the long-term apartment market is used in this thesis.Based on this,this dissertation Based on the theory of consumer demand,this master,s thesis analyzes the consumption characteristics of youth groups and uses questionnaires to conduct in-depth research on consumers' rent rental needs.Finally,based on strategic management theory and combines consumer demand theory is studied in the thesis.The company's long-term rental apartment market development strategy has been formulated.This paper believes that the long-term rental apartment market has broad prospects for development.Company A should adopt the service value-added approach to develop long-term rental apartment products from the perspective of the composite demand of young consumers.It should pay attention to the design and decoration of apartments and integrate resources.The greatest degree of provision of a variety of supporting services to consumers to meet their basic residential needs,business needs and social needs.
