| China's real estate industry has experienced a golden period of development in the past 20 years,bringing high returns to China's housing enterprises.However,with the changes in the real estate industry cycle and the introduction of relevant regulatory policies,it has had a great impact on China's housing enterprises.For capital-intensive real estate enterprises,many face serious financial risks.In order to stand out in the fierce competition,it is necessary to innovate in combination with the actual situation,change the intensive operation mode of single fund.Therefore,light asset operations continue to thrive in the real estate industry.In 2013,housing companies represented by Vanke,Wanda and other large-scale housing enterprises have embarked on the road of light asset operation,and achieved initial results.This has provided some reference for small and medium-sized housing enterprises in the midst of deep water,many Small and medium-sized housing enterprises have also tried to carry out light asset operations for their own redemption.This paper takes the representative of the small and medium-sized housing enterprises as an example to study the operation of light assets of small and medium-sized housing enterprises.Firstly,the relevant literatures at home and abroad will be read and compiled,and then the corresponding theoretical basis will be used to summarize the light asset operation of Fantasia and its characteristics,motivations,implementation approaches and effects,and then use the index analysis method and the economic value added method to its operational effects.Conduct an overall analysis and identify several major issues in the operational process: financing issues,quality of service issues,O2 O operational issues,etc.,then analyze the causes and provide constructive comments.I hope that through the analysis of the effect of the operation of the young assets of the pattern,it can provide some inspiration for other small and medium-sized housing enterprises. |
