| At present,the real estate industry's business climate continues to decline.In order to alleviate the increasing pressure,China's real estate enterprises have begun to emulate foreign real estate enterprises from the original heavy asset operation to light asset operations in order to seek development.However,because the light asset operation mode is still in the primary application stage in China's real estate industry,can this model respond to the industry transition period,whether it will bring positive impact to the enterprise and how to change from the original heavy asset operation mode to the light asset operation mode.Other issues are still unknown.Therefore,an in-depth discussion of this issue will play a crucial role in the transformation and development of China's real estate industry.The paper selects the Z company that successfully transformed the light asset operation mode from the dilemma of heavy asset operation as a typical case analysis.Firstly,it expounds the background,purpose,significance,existing research results,basic theories and concepts of paper construction,and then analyzes the internal and external motivations and transformation approaches of Z company's transformational light asset operation model,and implements the enterprise after implementing the light asset model.Performance analysis,performance analysis using a combination of financial indicators and non-financial indicators analysis results,the study found that Z company's transformation of light asset operation model has achieved good business performance,although individual years due to Z company's own strategic issues and industry factors The company's performance has generated some fluctuations,but in general,Z company's transformation of light asset operation mode is successful.Finally,combined with the results of the case study,we will make recommendations for optimizing Z company's light asset operation and other real estate companies that are preparing or are in transition. |
