Traffic factors as one of the important factors affecting the price of real estate are closely related to developers,consumers and government departments.At present,our country is constructing Urban Rapid Rail Transit(URRT)and improving constantly.So it is theoretical and practical significance to study the impact of URRT on real estate prices.Not only to improve the existing research results,but also to provide reference value for consumers buying,developers pricing and government selling land.After access to domestic and foreign research on the impact of URRT on real estate prices,I made a comb and summary and mastered the used research theory and research methods.The basic theories about studies mainly include location theory,rent theory and transportation economy theory.In the context of theoretical knowledge,studying the Influence of Guiyang City Rail Transit Line 1 on Residential Price along the Line by using Hedonic Price Model(HPM),combining with the statistical software SPSS 21 and Excel and taking the method of qualitative analysis and quantitative analysis.I explore the influence of Guiyang Metro Line 1 along housing price from the two dimensions of space and time.The resulting quantitative analysis results show that along the commercial housing prices in the two-year average rose 27.25% and the average increase of 17.4% by the construction of rail transport this single factor causing during the Guiyang City Rail Transit Line 1 construction of 2014-2016.If the distance between Residential real estate and the nearest rail transit far 1km,residential prices will fall by an average of 602 yuan per square meter.So study found that it is significant the impact of URRT on housing price along the line.During the construction period,it shows the effect of time and space.Its impact on the surrounding housing price is consistent.However,the impact of different distance to the residential area around the site showed a "sub market effect".The impact starts from scratch to maximum and reducing and explains the phenomenon in detail.At the end of the article,the research work is summarized and forecasted and I make some suggestions for the improvement and development of related research in the future. |
