The Study On Option Of The Land Trust Service’s Operation Ways

In recent years,the new social service’s type of land trust service has attracted much attention and has become one of the important social service organization models for realizing agricultural scale,mechanization,intensification,standardization and modern production.It is of great significance to release land management rights.The state has continuously issued favorable policies to promote the rapid development of land trust service,and clearly stated that it is necessary to “scientificly determine the custody methods to be supported and promoted in the region”,and many places have also continuously explored successful local selection practice cases.However,the existing research mostly studies the feasibility and effectiveness of the land trust service model through specific cases.What are the classifications of land trust service management methods,which methods are used as the key points,and how to evaluate the choices made are urgent problems to be solved.Based on this,the paper conducts an in-depth study on the choice of land trust service’s operation ways.In the first part of the article,based on the research background and relevant research trends at home and abroad,puts forward the necessity of selecting the choice of land trust service management,expounds the concept of land trust service,and introduces the research content and innovation of the article;the second part summarizes the contents,specific operations,characteristics of the three modes of land management and applicable conditions,compares their respective advantages and disadvantages,applicable conditions,makes an overall evaluation;the third part summarizes the domestic selection practice of various business modes,summarizes its experience and enlightenment on the choice of land trust service’s operation ways;in the fourth part,establish the index system,zhangying town of Shandong Province was used as an empirical object.The final selection results indicate the development focus of the local future land trust management mode,then introduce risk research,and propose corresponding risk aversion measures by identifying and analyzing the risk of local land trust service.The fifth part combines the difficulties encountered after the choice of three modes of operation,from the three levels of government,farmers and trust services,to propose specific suggestions for optimizing the choice of land trust service management,and a new type of custody management mode-multi-agent joint custody mode is constructed.The sixth part summarize the relevant conclusions of the article.Research shows that: Firstly,the appropriate conditions for different land trust’s service operation ways are an important basis for making scientific choices.It should be objectively and detailedly judged to provide a scientific basis for selection.Secondly,in the selection process,emphasis should be placed on strengthening the needs of farmers and their willingness to choose.Farmers’ production demand is the most important factor,followed by local non-agricultural workers opportunities.Therefore,in the selection process,emphasis should be placed on strengthening the needs of farmers and their willingness to choose.Combining the selection system and actual investigation of land acquisition in zhangying town of wenshang County,choose a local business mode that should be developed with menu-style trust service as the key development,however,the level of land trust service entities still needs to be improved.Finally,different operation ways face different risks and countermeasures.In full program trust service,natural risk is the biggest risk it faces,in Menu-style trust service,market risk is the main risk,in the shareholding trust service,it faces three major risks of nature,market and technology.Good land trust service effect is the result of the joint action of the government,farmers,trust services and village collectives.Relevant principals should be closely linked,and both supply and demand should jointly strengthen the ability to resist risks.
