| China is a large agricultural country,agriculture,rural areas and farmers are fundamental issues related to China’s national economy and people’s livelihood.The report of the Nineteenth National Congress of the CPC put forward that we should implement the strategy of Rural Revitalization and accelerate the modernization of agriculture and rural areas.The Fifth Plenary Session of the Nineteenth Central Committee of the Communist Party of China emphasized once again that we should promote the strategy of rural revitalization and give priority to the development of agricultural and rural issues.China has more people and less land,and the conflict between people and land is serious.Only 7% of the world’s arable land is shouldering the burden of food and oil supply for 22% of the world’s population.At present,the phenomenon of rural land fragmentation is serious in China,the mechanization degree of farmers’ farming land is low,and the land income is low;The aging of rural population and the increasing number of young and middle-aged labor force transferred to cities have led to the phenomenon of land abandonment in many places,which has had a negative impact on rural economic development.As a result,rural areas urgently need to speed up land transfer and realize large-scale land management.At present,although the rural land transfer has formed a certain scale,the transfer cost is high,the efficiency is low,and the transfer form is single,which can not meet the needs of agricultural modernization development.Land trust as a new mode of land transfer,with its stability,standardization,high efficiency to avoid the shortcomings of the traditional form of land transfer,to promote the efficient and orderly transfer of rural land.At present,in Zhejiang Shaoxing,Hunan Yiyang,Fujian Shaxian and other places,rural land trust transfer has been successful pilot,and achieved good results.However,in other areas,due to the influence of economic development,financial development,farmers’ ideas and other factors,land trust transfer has not been promoted.Under this background,this research take the land circulation as the research object,take the land circulation trust pattern innovation and the promoted as the breakthrough point,thoroughly analyzes our country land trust circulation development present situation,faces the barrier and the deep level reason,the investigation and study farmer and the trust organization participates in the land trust will and carries on the gambling analysis,profits from the international experience to propose our country rural land circulation trust advanced pattern and the mechanism,It has very important theoretical and practical significance.In theory,on the one hand,this paper enriches the related research of rural land transfer,for the form,type,function and practice of rural land transfer has a more comprehensive description,improve the theoretical system of rural land circulation.On the other hand,this text has enriched the relevant research of the land trust even more,have combed exhaustively to the trust relation in the land trust,especially put forward the innovative train of thought to the trustee system,has widened the range of the trustee,has increased the analysis and exposition of trustee’s right and income,make the theory of land trust more abundant.In the empirical research,this paper designs questionnaires to conduct field research,selects 1668 farmers from 30 provinces(autonomous regions,municipalities directly under the Central Government)and 68 trust institutions from all over 1000 villages to investigate their willingness to participate in land trust,and extracts the factors that have the greatest impact on farmers’ and trust institutions’ participation in land trust by principal component analysis.The Logistic model is used to test the influencing factors of the participation of farmers and trust institutions in land trust.A four-party game model of farmers,trust institutions,new agricultural operators and government land trust is constructed to analyze the game demands and strategies of all parties,and to explore balanced strategies and balanced interests.It helps to seek more efficient countermeasures and realize the Pareto optimal allocation of land resources.In practice,the development of advanced mode of land trust and the innovation of trustee system,as well as the financial system arrangement and supporting service guarantee mechanism of introducing social capital into land transfer,are helpful to solve the practical problems faced by land trust and help rural land transfer efficiently and smoothly.This can not only promote the large-scale management of land,promote the development of agricultural modernization,but also protect farmers’ land property rights and interests,and promote urbanization.The countermeasures and suggestions have pertinence,applicability and maneuverability,and can produce great social and economic benefits when applied in rural areas of China.This paper includes seven parts.The first part,put forward the problem of land transfer trust,find the right research direction.The second part,the use of agricultural economies of scale theory,the trust theory,game theory and other principles,clarifying the theoretical basis of land trust.It also defines the connotation and elements of land trust,and clarifies the necessity and feasibility of promoting land trust transfer mode from pilot areas to the whole country.The third part elaborates the land trust pattern international experience and the enlightenment to our country.The fourth part clarifies the current situation of rural land trust transfer in China,summarizes the practice,characteristics and experience of the existing land trust mode,and carries out benefit evaluation.The fifth part is to carry out the investigation and empirical analysis of the willingness of farmers and trust institutions to participate in land trust transfer.Firstly,the factors affecting the willingness of trust subjects to participate in land trust are analyzed by cross analysis method.Then principal component analysis is used to extract the biggest factors affecting the willingness of trust subjects to participate in land trust.Then the results of the important factors affecting the trust subject’s willingness to participate in land trust are empirically tested with binary and multivariate Logistic models.The sixth part is the analysis of the main land transfer trust game demands and game strategies to build the government,farmers,trust agencies,the main four-party game model of new agricultural management,and use the model to test the efficiency of the land trust model in pilot areas.The seventh part is the innovation of rural land transfer trust advanced mode,and build suitable for China’s national conditions of rural land transfer trust mechanism.This paper uses a variety of research methods.One is to design questionnaires and conduct field research.1668 farmers from 1000 villages in 30 provinces were selected to investigate the willingness of farmers to participate in land trust,and 68 trust institutions from the whole country were selected as samples to investigate the willingness of trust institutions to participate in land trust.Principal component analysis method was used to extract the biggest impact factors of farmers and trust institutions to participate in land trust,and the binary and multiple Logistic model was used to analyze the factors influencing the main body’s willingness to participate in land trust.The second is the use of game analysis to build a four-party game model of the government,farmers,trust agencies,new agricultural operators,to analyze the demands of the main game and game strategy,to clarify the four-party game conflict and resolution mechanism.In order to seek a more efficient land trust transfer measures to achieve the Pareto optimal allocation of land resources.Third,using SWOT method to analyze the advantages and disadvantages of a variety of land trust models,facing opportunities and challenges.Fourth,use case analysis to study the practice,characteristics,experience and benefits of the land trust model in the pilot areas.This article innovation spot lies in:(1)The trust and the land circulation union,studies our country land trust circulation question,the research angle of view has certain foresight and the innovation.Construct the game model of land trust subject among the government,farmers,trust institutions and scale management subject.The four-party game model is used to analyze the game decision and the game conflict of each subject,and to seek the interest equilibrium point,so that the behavior choice of the principal and the trustee can reach the "Nash equilibrium".(2)Construct the advanced mode of land transfer trust,including the mode of land integration and development and the mode of agricultural industry chain.This paper proposes that rural financial institutions with professional wealth management ability should be added as trustees,and land trust banks should be established to improve the main body of land trust,broaden the scope of trustees,and build operational and profit models.Put forward the financing mode of land trust transfer and promote land capitalization.Explore the process of introducing financial capital into land trust transfer,and build a supporting financial system arrangement and financial support model;(3)Construct the "six-in-one" land trust operation mechanism,and put forward some innovative countermeasures and suggestions.That is to perfect including government incentives financial support intermediary services risk control supervision and management mechanism in order to promote the land transfer trust advanced mode in our country to promote and use.This paper has a more comprehensive description of the form,type,function and practice of rural land transfer,and puts forward innovative ideas for the trustee system of land trust,and improves the theory of rural land transfer and land trust.This paper puts forward the advanced mode of land integration and development and the advanced mode of land trust of agricultural industry chain,and puts forward the introduction of financial capital into the process of land transfer,and the construction of supporting legal and financial service guarantee mechanism,which is helpful to solve the practical problems faced by the transfer of
