| As part of the surrounding characteristics of the residential area,the lake landscape has become an important part of the residential value.The value of the house is embodied in the residential price,so the lake landscape has a certain impact on the price of the house.The view that lake landscape has an impact on housing prices has been widely recognized.In economics,the causal relationship between the two is usually studied.From the perspective of asset evaluation,this paper focuses on the degree of influence of lake landscape on surrounding housing prices.This paper takes the lake landscape of Qingshan Lake in Nanchang as an example.Firstly,it reviews the relevant literatures at home and abroad,and deeply analyzes the existing assessment status and existing problems.Then it combines the real estate market conditions in China to sort out the factors affecting the residential price.According to the specific conditions of data collection and quantification,the main characteristic variables are selected.Then,the residential area around Qingshan Lake in Nanchang City is taken as the research object,and the regression analysis results of the model equations of the three functional forms of the Hedonic price model are compared and analyzed.The best functional form model equation is used to specifically study the influence of lake landscape on the surrounding housing price.On this basis,the actual case is used to verify the accuracy of the optimal function form model equation in the application of residential price.Finally,policy and methodological recommendations and prospects for future research are presented for the results of the study.Using the statistical software Stata,the feature variables are quantified and substituted into the logarithmic form of the feature price model to obtain the regression results.The research shows that the lake landscape has a certain degree of influence on the surrounding residential quarters due to its unique value.The lake landscape of Qingshan Lake in Nanchang has a positive impact on the surrounding residential prices.The two core variables that have the most important influence on the price of surrounding houses in Qingshan Lake are: distance from Qingshan Lake and lake visibility.The price elasticity of the characteristic variable“distance from Qingshan Lake”is 0.059%.That is,under the condition that other characteristic variables are certain,the residential price will drop by 0.059% for every 1% increase from the distance of Qingshan Lake.After the virtual variable is quantified,the characteristic variable of the“lake visibility”is studied.It is found that under other conditions,the residential price of Qingshan Lake is better than that of the distance and the floor is lower.The price of a home without a lake view is 0.036% higher.The research results provide reference basis for the improvement of the landscape assessment system,income distribution and other systems,and enrich the theory and significance of the impact of lake landscape on residential prices. |
