With the continuous development of social economy and the improvement of people's quality of life,social residents meet the material life,at the same time the requirements of the living environment is also getting higher and higher.Tourist attractions can provide a good visual enjoyment for nearby residents.The fresh air,beautiful environment and sound social welfare facilities improve the comfort of the residents' life.Urban tourist attractions as a part of surrounding residential characteristics,have a certain impact on the housing price.On the other hand,the value added function of urban tourist attractions to the surrounding housing price is often ignored.Its economic benefits for developers also failed to get a reasonable distribution.These benefits have been occupied by developers for free,and did not contribute to the development of social and public utilities.At this stage,the quantitative e valuation of the impact of urban tourist attractions on the surrounding housing price is relatively weak.This paper takes Kaifeng,a city with relatively concentrated tourist attractions as an example.It studies the impact of tourist attractions on housing prices in different directions,and the effect of different quality of scenic spots and their combination on house prices.Firstly,this paper summarizes the origin,development and application of the Hedonic model in China and abroad,and the results of Hedonic analysis on the impact of residential environment on housing price.On the basis of this,18 characteristic variables are selected,and the data of the 367 samples are assigned.The hedonic price model is established for three different research areas.Then use the statistical analysis software spss20.0 to regression log-linear.It finally analyzes the impact of tourist attractions on the surrounding housing price.According to the research results it puts some suggestions and prospects for the future research.The research shows that the tourist attractions of the city have a significant value added to the surrounding housing price.The quality of different attractions and combination have different impact on surrounding housing price.The scenic spots in the northern area has more and higher quality,the impact of the surrounding housing prices is relatively large,the central area is the second,the southern area is smaller.From the direction of view,tourist attractions on the north,south,southwest have significantly greater influence on housing price than the other direction.In the central area,the impact of the attractions on the northwest,north,northeast,southeast of the housing prices greater than the west,southwest,south,east direction.In the southern area,spots on the north and northwest direction of the impact of the housing price is also larger.The larger impact of the house is located in the middle of the three scenic spots.This part of the housing is affected by superposition effects from two directions.The housing prices is relatively high on the spot.The superposition influence of attraction on housing price is greater.The reasonable and scientific results of this study provides a reference for government departments to develop relevant policies,real estate developers to make investment decisions and consumer purchase.The relevant theories have enriched the impact of tourist attractions on the housing prices to a certain extent.
