Human capital is a kind of creative capital owned by enterprises,and senior management talents are talents in the high-end scarcity state in the labor market.Advanced managed human capital can bring rich returns to its owners and ultimately promote economic and social development.As far as the real estate industry is concerned,China currently pays less attention to assessing the value of human capital in executives.So far,no special executive human capital value assessment model can match the real estate executives perfectly,making the human capital of real estate executives Value cannot be assessed correctly.In-depth study of practical and operational real estate enterprise executives human capital value assessment model is conducive to scientific measurement of real estate enterprise executives' human capital value,reasonable determination of the value of executives in the labor market and incentives for executives to work,improve high Manage work efficiency and ultimately translate into business benefits.The purpose of this paper is to construct a human capital value evaluation model for real estate enterprises with practicality and operability,and to supplement the human capital value evaluation method system to a certain extent,and provide reference for real estate enterprises to evaluate the value of senior management human capital.This paper expounds the concept,nature,classification of human capital and the conceptual nature of executives,and analyzes the existing evaluation methods of human capital value and its applicability from the perspectives of market law,cost method and income law.Through the analysis of relevant data from 2014 to 2017,it briefly summarizes the development status of the real estate industry and the status quo of real estate executives,and explains the reasons for selecting real estate executives for evaluation.Based on the theory of labor value and the theory of production factors,this paper proposes a revenue sharing method based on the summary of existing methods,and summarizes the advantages of the revenue sharing method.The revenue sharing method combines the income method in asset valuation with the Cobb-Douglas model to work together.Through the Cobb-Douglas production function,the correlation analysis of the data of 22 real estate A-share listed companies in 2008-2017 is carried out,and the share ratio of the real estate enterprise's senior management human capital value in the enterprise income is measured,and the distribution rate is 21%.In therelevant literature,the share value of the executives is within a reasonable range.The income rule is used to evaluate the future income value of real estate enterprises.Taking Y enterprise as an example,the average growth rate of net profit and industry growth rate in 2008-2017 are used to determine the expected return of the enterprise,and the share of the human capital value of the executive is combined.The rate can be derived from the value of human capital of Y corporate executives.The innovation of this paper is to build a model through the Cobb-Douglas production function.The share of executive human capital in corporate income is expressed by the output elasticity of executive human capital in enterprise output,and also the executive human capital.The share of contributions in enterprise output.Using modern mathematical statistics method to reveal the relationship between the human capital value of executives and the input-output relationship of enterprise income,the model form is simple,easy to understand,easy to use in the process of use,and the reliability of relevant data sources is high,and the final evaluation results have certain reference.value.However,this paper ignores the spillover of executive human capital in the evaluation of executive human capital value,and to some extent makes the evaluation of the high value of executive human capital.
