In recent years,with the gradual recovery of the real estate market,the scale of investment in real estate projects in China has also begun to expand.Secondly,in terms of funds,since the introduction of the No.4 document of the China Fund Association,nearly a year later,the regulatory authorities have successively issued a number of policies,and the interbank,wealth management,off-balance sheet and asset management businesses have become the focus of rectification,with asset management.Under the background of the new regulations,new rules and other heavyweight documents,and the financial de-leverage,the entire market capital continues to tighten,which has a greater impact on the investment and financing of real estate projects.This article uses the field research method to in-depth business team to conduct internships to obtain first-hand information,in the internship process and cooperation with the middle and back office business personnel,from different perspectives to collect enterprise risk management related information.Study the whole process of YY Capital's project investment risk management.Combining with risk management and real estate investment risk theory,it analyzes its existing problems and provides several suggestions and countermeasures for improving YY Capital's real estate project investment risk management.This paper describes the current situation of YY Capital's real estate project investment risk management,combined with relevant theoretical research,analyzes its problems and causes and provides several targeted suggestions.The study found that YY Capital Company has the following five problems: the project pre-investment value analysis report is insufficient in science,the project pre-investment review and approval procedures are not perfect,the post-investment risk early warning procedure lags behind the business development,and the post-investment risk response measures are insufficient.The risk expansion is further expanded,and the risk monitoring and evaluation procedures are insufficiently coherent.In view of the above problems,this paper believes that YY Capital can adopt the scientific nature of improving the investment value analysis report;improve the project approval review managementmethod;establish an evaluation system linked to the project post-investment management;and establish an internal audit department and other methods.Effectively respond to the ever-changing investment environment by continuously improving all aspects of investment risk management.
