In the context of history,the entry of Britain,the United States and other countries into the ranks of developed countries is inseparable from technological innovation.The development and innovation of technology has promoted the upgrading and transfer of industries,thus forming a number of emerging industrial parks with high technology as the core,which has promoted the rapid development of regional economy and national economy.At present,China is in a critical period of industrial upgrading and transfer.The national and local governments have issued a series of policies which makes emerging industries receive high attention from governments at all levels.Meanwhile,with the gradual saturation of residential real estate and the rising of commercial floor price,the profit space is increasingly limited.However,the accumulation of urbanization population and rapid industrial upgrading promote the gradual activation of industrial real estate,which is regarded as a promising new blue sea by all circles.These factors coupled with various factors such as new-type urbanization and industrial upgrading,various parties have entered into industrial real estate in recent years,which enables the industrial real estate to usher in a new round of development,while at the same time it makes M company be confronted with fierce competition.On the basis of combing the concept of industrial real estate and the theory of competitive strategy,in this paper,the original data were collected through field survey;the external environment of the company was analyzed with PEST analyzer method and Michael Porter's Five Forces Model;at the same time,the status quo of the industrial real estate industry was briefly analyzed;then the possible opportunities and threats faced by M company were summarized;Also,the internal resources and capabilities of M company were analyzed;the value chain model was adopted to analyze the Core competency of M company,so that the current advantages and disadvantages of M company were concluded.Then,SWOT analysis is applied to propose differentiated competition strategies that are suitable for the current development of the company in combination with the company's vision,mission and competitive strategic objectives,so as to improve the company's competitiveness in the industry and achieve long-term sustainable development of the company.Finally,competition strategy implementation and control measures of company were proposed.The research in this paper provides theoretical guidance for M company to obtain competitive advantage in market competition and maintain its sustainable development.Meanwhile,it also hopes to provide certain reference value for other companies in the industrial real estate industry.
