Research On Economic Value Evaluation Of Historic And Cultural Architecture Tourist Scenic Spot

With the sustained and rapid development of China's economy and the steady increase of residents' income,historic and cultural building scenic spots attract tourists from all over the world to visit.It is particularly important to determine their value and choose their methods.Taking Hongcun of Huangshan City as an example,this paper explores the applicable method of evaluating the value by selecting representative historical and cultural building scenic spots.The purpose is to find the universal applicable method of economic value evaluation of historical and cultural building scenic spots,so as to further manage and protect historical and cultural buildings.Based on the analysis of the applicability of traditional evaluation methods and the idea of travel cost method,this paper evaluates the economic value of historic and cultural architectural tourist attractions by using the Travel Cost Interval Analysis(TCIA)method according to the characteristics and technical characteristics of historic and cultural architectural tourist attractions.In the process of analyzing TCIA evaluation method,it is found that all expenditure is obtained by questionnaire survey,which deviates from the actual value.In this paper,smoothing index model is used to revise the main source of income(ticket income)of scenic spots,so as to truly reflect the economic value of scenic spots is the core issue of this study.Firstly,this paper summarizes the relevant theories of the evaluation of the economic value of historical and cultural construction scenic spots,laying a theoretical foundation for the follow-up value evaluation;secondly,it compares and analyses the methods of the evaluation of the economic value of historical and cultural construction scenic spots,mainly analyzing the adaptability of the traditional evaluation methods and TCIA methods;thirdly,it establishes the model of the improved TCIA evaluation methods.Finally,taking Hongcun of Huangshan City as an example,this paper evaluates the economic value of Hongcun Scenic Area and concludes that the economic value of Hongcun Historic and Cultural Architecture Scenic Area.Through the research of this paper,it is considered that the economic value evaluation of historic and cultural construction scenic spots is not suitable to adopt three methods: market method,income method and basic assets method.The economic value obtained by selecting the improved travel cost interval analysis method conforms to the law of value change provided by Hongcun government over the years,and overcomes the drawbacks of the original travel cost law in accordance with the division of administrative regions.It is a method suitable for evaluating the value of cultural scenic spots such as historic and cultural buildings.At the same time,it is easy to adjust the travel cost interval analysis method by using the income method of smoothing index,and the economic value calculated is feasible.The calculation of ticket cost takes into account economic factors(inflation rate,life cycle,menu cost)and policy factors(government ticket price restriction policy,Hongcun scenic spot ticket preferential policy),which plays a fundamental role in the economic value evaluation of Hongcun scenic spot.The improvement of this paper is feasible and reasonable.Therefore,the conclusion of this evaluation has made a full analysis and Exploration on the economic value evaluation of historical and cultural architecture scenic spots,and provided a method and theoretical guidance for the evaluation of the value of such scenic spots.
