Long-Lease Apartment Enterprises Based On Enterprise Life Cycle Study On Financial Strategy Selection

With the implementation of the government's policy of simultaneous rent and purchase,long-lease apartment,as a new form of housing rental,has developed rapidly.In the process of the gradual development of the long-lease apartment market,long-rent apartment enterprises frequently go bankrupt due to the rupture of capital chain.The main problems faced by long-lease apartment enterprises focus on the three aspects of housing source,capital and operation.Capital is the bridge connecting the long-lease apartment source and operation.Long-lease apartment enterprises can only realize their sustainable development by choosing the financial strategy suitable for their own development.From the perspective of enterprise life cycle,this paper tries to study how to make a more reasonable choice of financial strategy for long-term rental apartment enterprises,so as to help them solve the housing supply and operation problems they face in the way of driving capital.Through literature analysis,this paper summarizes and analyzes the financial strategy selection and related studies on long-term rental apartments,and defines long-term rental apartment enterprises based on the views of scholars.Starting from the analysis of the operation process of long-term rental apartment enterprises,it finds that the core of long-term rental apartment enterprises lies in housing resources and operation.Secondly,combining with the core of long-rent apartment enterprises and the indicators and methods of dividing enterprise life cycle proposed by scholars,this paper proposes to divide the life cycle of long-rent apartment enterprises into the initial stage,growth stage,maturity stage and decline stage by using comprehensive cash flow and operating room scale.Then through the analysis of the characteristics and risks faced by long-term rental apartment enterprises in the initial stage and growth stage,it is concluded that long-term rental apartment enterprises in the initial stage should choose stable investment strategy in the investment scale,centralized investment strategy in the direction of investment,and equity financing should be chosen as the source of financing.In terms of investment scale,long-term rental apartment enterprises should choose growth investment strategy,centralized investment strategy and structured financing strategy.Based on MoFang(China)Service Group Limited as an example,analyzes its internal and external environment,using the comprehensive cash flow and housing operations division methods to analyze the MoFang(China)Service Group Limited,draw a MoFang(China)Service Group Limited financial strategy should be taken in growth period,and its current financial strategy compared concluded that MoFang(China)Service Group Limited adopted a reasonable financial strategy,to take financial strategic fit based on the life cycle of enterprise financial strategy choice.This process verifies the scientificity and practicability of the financial strategy selection based on the life cycle of the long-lease apartment enterprises.Combined with the results of the case study of MoFang(China)Service Group Limited,this paper puts forward some Suggestions on the selection of financial strategies for long-term apartment rental enterprises: the positioning of corporate strategies should be based on accurate data analysis;The initial long-term rental apartment enterprises should adopt equity financing to control financial risks,but should avoid excessive use of equity financing to lead to a large dilution of equity.In the choice of investment direction,we should first pay attention to the cultivation of its core operation ability,and then invest in the housing control project.
