In order to motivate and retain core talents,each company has established a long-term management mechanism in line with corporate culture and its own development.Some companies even use the method of conditionally transferring part of the benefits to achieve long-term incentives.The company forms a community of interests with the company,which is more conducive to the long-term development of the company.In this way,the company owners use incentives to transform the identity of the incentive object from the company's employees to the company's shareholders,forming a management method in which the same shares share the same responsibility,allowing employees and the company to share the same fate,share profits and share Risks to better achieve the company's long-term development goals and maximize shareholder wealth.China's rapidly developing market economy,increasingly standardized market environment,coupled with effective supervision laws and regulations,have attracted more and more companies to try to change and innovate on the basis of traditional salary incentives and equity incentives.Incentives,the real estate industry has the most obvious attempts at incentives,and the results are rich and have great research value.Firstly,this paper starts from the perspectives of management incentives and company performance correlation,incentive effect evaluation system and incentive effect influencing factors,collates and reviews related literatures at home and abroad,and finds that domestic and foreign scholars use empirical analysis to analyze the equity incentives of listed companies.It is more adequate,but lacks in-depth research on specific cases,especially the partner incentive plan.There are few scholars and insufficient research results.Secondly,this paper analyzes the meaning of incentives and the development process in the real estate industry by studying the operational mechanism of incentives and its theoretical basis.At the same time,this paper selects Country Garden Holdings Co.Ltd.(hereinafter referred to as ?Country Garden?),which has received much attention in the real estate industry,as a case study company.The incentive plan of partner in Country Garden that Country Garden is implementing is the case study object,and the incentive plan of partner in Country Garden is specific.The content was deeply analyzed,and the two plans of ?Achievement Sharing? implemented in 2012 and ?Concentric Sharing? implemented in 2014 were carried out,and corresponding management suggestions were put forward.Thirdly,this paper analyzes the implementation effect of the incentive plan of partner in Country Garden: in terms of financial indicators,analyzes the changes in Country Garden's financial data during the six years from 2012 to 2017,and compares the financial data of Country Garden with the average of Vanke and the real estate industry.Contrast;non-financial indicators,from the development scale dimension,capital accumulation dimension and safety marginal dimension to analyze the implementation effect of the incentive plan of partner in Country Garden.Finally,this paper starts from the implementation process and management mechanism of the incentive plan of partner in Country Garden,and puts forward the optimization suggestions for the incentive plan,and draws the conclusions and enlightenment of this paper.
