Air conditioning and fire fighting equipments in every Baosteel's factory are indispensable for Baosteel production and for personnel and property safety.To ensure the continuity of production and safety,routine and specialized maintenance to those equipments are needed.As Baosteel equipment professional maintenance unit,GCWH company carries out the daily maintenance to the air conditioning and fire fighting equipments according to the traditional maintenance model and repair methods.There are some disadvantages and insufficiency in practical work using the traditional maintenance model and repair methods,which caused certain human,material and financial resources waste,at the same time,also caused the low efficiency of air conditioning and fire equipment maintenance.The main purpose of this paper is to increase the maintenance efficiency of Baosteel's air conditioning and firefighting equipments.Based on overview and analysis of the theoretical methods and research trends of equipment maintenance management at home and abroad,the present situation of air conditioning and firefighting equipment maintenance of Baosteel plant by GCWH company is investigated.According to current situation of low efficiency of maintenance,the five elements of the scene management method is used to analyze the factors that influence efficiency of maintenance,and using shark fin figure list.Through the analysis research,the specific issues that influence efficiency of maintenance are found out,at the same time the necessity of the maintenance efficiency is put forward.Maintenance business SWOT analysis is used to set the baosteel plant on the concrete scheme of air conditioning and fire equipment maintenance efficiency.Aiming at the problem of maintenance process related link more,using the 5W1H method and ECRS principle analysis,in the pilot area development using the concrete scheme of remote monitoring system is established to optimize the maintenance process and innovate maintenance mode.In view of the insufficiency accessories tools management,the specification accessories tools management scheme is put forward.In view of the problem that the maintenance labor cost is big and the service satisfaction is declining,the optimized position allocation scheme and the training scheme of the "hierarchical classification" are formulated.In the pilot area of the plant,a remote intelligent monitoring system based on GPRS network,which is compatible with the two types of air conditioning and fire control equipment,is developed to realize the real-time monitoring of the running state of the equipment and the improvement of the maintenance process.5 S site management method and inventory management methods are applied to standardize the tools and accessories maintenance management.Through optimization of maintenance staff team and post adjustment,the amount of post configuration and maintenance labor costs are reduced.By organizing "classification" employee training,the training achievement transformation efficiency improvement and overall comprehensive quality improvement are realized.Through this topic research,after implementation of the plan and verification of the efficiency effect,practical and effective promotion in efficiency of air conditioning and fire equipment professional maintenance of Baosteel plant by GCWH company is promoted practically.
