In recent years, the process of urbanization in China has been accelerated gradually, the level of urbanization is increasing, and the urban living space is growing. In this process, there are some outstanding contradictions and problems which must be emphasized and solved.Realizing the sustainable development of urbanization and guiding the healthy growth of urban space has aroused wide attention from all walks of life.Based on the data of residential space preference, housing price and public service facilities allocation in nineteen cities for 2006-2015 years and new frontlines, the paper carries out an empirical study on the effect of spatial preference. The nineteen cities involved in the study are divided into eastern, central,Western and northeastern regions according to the national regional economic layout, and the residential spatial preference of urban residents in various regions is described respectively.According to the results and the research results in the area of residential location selection at home and abroad, the preference for residential space is reflected. The mechanism of the sound is analyzed. The analysis results show that the preference of residential space is mainly influenced by income status, housing price and the allocation of public service facilities. The income situation is mainly manifested by income expectation and income gap. Therefore,in the empirical study, from the economic dimension, using the stochastic effect model, the impact of the payment capacity and housing price on residential spatial preference is identified from the perspective of the income expectation and housing price to the residential space preference;from the sociological dimension, the income heterogeneity is expected to be made using the LSDV model. For the measurement of income gap and the influence of public service facilities on population distribution, the mechanism of the income gap and the allocation of public service facilities to the residential space is identified. The results show that compared with the housing price, the income expectation has a more significant impact on the residential space preference. With the increase of income level, the residential space choice is close to the urban core area.According to the principle of utility maximization,it explains the problems of congestion and insufficient resources supply in the urban core area, and the non core district of the city. The problem of inadequate allocation of public service facilities has a greater impact on residential space selection;in the allocation of public service facilities, the number of schools per 10000 people, the popularity of urban gas,the possession of public transportation vehicles per 10000 people, and the per capita park green area have a significant impact on the residential space preference, and the degree of influence exists. The heterogeneity of income expectation has negative effects on the collection of urban core areas. The mechanism of residents' payment ability and housing price to spatial preference is grasped, and the influence mechanism of the heterogeneity of residents' payment capacity and the allocation of public service facilities on the choice of residential space is investigated. It has a positive reference for optimizing the urban space form and guiding the harmonious growth of the urban space.
