With the rapid development of social economy and the process of urbanization,urban renewable has become a necessary process for urban development.There were lots of research results about urban renewable development process,dilemma,policy and mode.However,there still lacks systemic evaluation of urban renewable performance.Under the impetus of reform and opening policy of Guangdong province,the social economy has been developed rapidly.The total amount of GDP in Guangdong is ranked first in the country for 28 years.It has created more than 10% of the GDP with less than 2% of the land area in 2015.At the same time,the contradiction between the supply and demand of land,the lack of construction land index has seriously hold back the economic development of Guangdong province.Urban renewal is the new growth point of urban development from the incremental market to the stock market,the new development momentum of the city as well.Based on this,this paper takes the welfare economics,the development result oriented management theory,the sustainable development theory and DEA model as tool to establish the input-output evaluation index system,in order to evaluate the urban renewable performance in Guangdong,summarize the actual results of the urban renewable work carried out in 2008-2013 years,explore potential factors that affect urban renewal performance as well.The results are as follows: Firstly,Guangdong province,as the economical and intensive land use demonstration province,the comprehensive efficiency(technical efficiency)of urban renewable work in Guangdong province from 2008 to 2013 is 0.893,the pure technical efficiency is 0.963,the scale efficiency is 0.919,obviously it has achieved remarkable achievements,therefore,it should continue to be carried forward steadily.Besides,in the Pearl River Delta cities,there are problems of diminishing economies of scale at large,and blind investment should be reduced to increase resource utilization.Secondly,there are spatial differences in urban renewal performance in Guangdong: From overall point of view,urban renewal performance in the eastern part of Guangdong is the best.The urban renewal performance in the Pearl River Delta region is lower than the average level of Guangdong Province,from the perspective of cities,among the 21 cities in Guangdong Province,Foshan,Huizhou,Shantou,and Shanwei have the best performance,which are the model city in Guangdong province.Besides,Guangzhou's urban renewal efficiency is the worst in Guangdong province due to the lowest technical efficiency.Therefore,cities should implement differentiated urban renewal policies.Thirdly,the influencing factors of urban renewal performance mainly include new construction land index and urban renewal model.The results show that: there is a significant negative correlation between the new construction land index and urban renewal performance,it means that the more restricted of city development space,the stronger of urban renewal will.Obviously,the combination of the redevelopment of the stock of land for construction and the new land use index will promote urban renewal work effectively and promote the Connotation development of cities.Besides,from 2008 to 2013,the urban renewal of Guangdong province as a whole presented a trend dominated by the government-oriented market,but there was no clear correlation between the urban renewal model and urban renewal performance,different cities has its own characteristics and content of urban renewable,therefore,different cities should formulate differentiated urban renewal policies.
