In recent years,with the rising prices,as well as the constant hot "real hot",making the public's views on the property more and more.In order to protect the people's livelihood,the state has introduced a series of policies to control the excessive growth of housing prices.In this situation,the real estate market in its history has in the past,the profit space narrowing gradually,the more stringent requirements of cost management.In the last 20 years,the rapid development of the real estate industry,the land as a non renewable resources,has gradually showed a saturation clue.From the internal environment of the real estate market,the whole property market has become a game between the big Real Estate Company,and the living environment of the small and medium-sized Real Estate Company is even more difficult.Under the current economic system,the profits of Real Estate Company,especially small and medium sized Real Estate Company,have been repeatedly squeezed.Real Estate Company in the actual operating profit mainly from sales revenue and cost difference,when sales revenues gradually reach bottleneck,when unable to obtain more profits for the company;the company is another effective way to obtain economic benefits of scientific and effective management of cost control.Therefore,strengthening cost management is conducive to improving the company's core competitiveness in the real estate market.T company is a typical small and medium-sized Real Estate Company,in 2006,with the real estate boom,the establishment of the real estate development department.In this paper,a specific development project of T company--L project is expounded.On this basis,the cost control of the project is analyzed.And from its entire development process,the entire process,a full range of cost management,and further summed up the T company cost management problems.Finally,according to the whole process cost management theory,the target cost method is put forward to improve the management cost and improvementplan according to the project stage,planning stage,construction stage and sales phase of L project.And make the front and rear cost management effect comparison,in order to achieve the real estate process cost management mode,and ultimately achieve effective cost savings,improve the company's economic efficiency purposes.
