It is no doubt that currently the number of elderly population in China is rapidly growing and the aging issue problem is becoming more and more serious.In contrast,due to the slow development of old-age care institutions,the resulting social pressure on pensions has increased dramatically,which has attracted the attention of the government and society.In this context,one of the key solutions is to build endowment estate.However,with the booming economic in China,the traditional endowment estate is no longer meeting the need under such circumstances.Therefore,people's requirements for old-age care have become higher,and they hope that they will be able to obtain a higher quality material and spiritual life when they are old,driven by this demand,endowment estate investment hot began to appear.Unfortunately,the endowment-estate market in China is not mature enough to feed the demand.The problems about how to define,how to develop,how to operate and how to investment don't reach a general and scientific consensus.On the other hand,the endowment-estate projects also face many difficulties such as cash flow,operation and land usage.This dissertation is likely to analyze the domestic development-pattern of endowment estate by grabbing the fundamental theory about endowment estate as hitting point and describing how the successful endowment estate works.This dissertation also focuses on five mainstream patterns about endowment estate: apartment for the aged in residential quarter,in community area,the specialized elder apartment,the large-scale endowment project as well as merging existing endowment project.A matter of course,this dissertation will analyze true cases about aforementioned patterns to demonstrate the pros and cons by SWOT.
