By the end of 2014, China’s 65 years of age and older population had reached 138 million, accounting for 10.1% of the total population. According to the United Nations predicts that by 2050 China’s elderly population will account for 34% of the population across the country. In the face of such a huge older data, hierarchical endowment is a realistic choice. Older housing market includes the government welfare, government revenue and enterprise revenue. Endowment real estate as a enterprise profit products, more and more get the favour of the elderly.But for now, the financing road of endowment real estate is full of difficulty. The financing problem has become the major bottlenecks restricting the development of endowment real estate.What financing mode operation mode also become the key of endowment real estate project success or failure. Endowment real estate in this background, the feasibility of BOT financing model research and analysis, and the mode of operation for building the framework of the project and operation mode of normative research, in order to solve the pension in the early period of the real estate financing and operation of the capital balance is difficult. Define consumption object in a certain income but inadequate income of the elderly, and to expand the pension coverage, reduce the endowment real estate at the threshold to make a certain contribution, the paper’s main research purpose.The paper firstly on the basis of the literature research to define the pension, endowment real estate, financing, operation mode and related theoretical basis, compared and analyzed the applicability of these six kinds of financing pattern(REITs、PFI、PPP、ABS、TOT、BOT) to endowment real estate, and preliminary selected BOT model to construct and analyze the operation mode of endowment real estate projects, To introduce BOT financing mode for endowment real estate construction to provide theoretical basis. And studied the operation mode of the paper involves scoping. Second to the dilemma facing the endowment property, the difficulty of financing of BOT financing mode solution is proposed. Domestic-investment BOT is mainly introduced and compared with the advantage of foreign BOT, and study the application of BOT model at home and abroad are analyzed and summarized the feasibility of domestic-investment BOT in endowment real estate. Then in the BOT financing mode on the basis of constructing the endowment real estate operating framework of the project, for the opera-tion of each stage are analyzed, and key points of operation framework, concession period makes the game decision analysis, optimal decision model is constructed.Finally,the framework for BOT operation mode and profit mode of development than choose to build, with one-stop service CCRC endowment patterns of community development service.The pattern can meet the demand of the different levels of the elderly endowment, on the funding balance adopts the model of insurance + membership fees, increase the market appeal, promote the sustainable operation of endowment real estate projects.Papers for the BOT financing mode of endowment real estate project conducted a series of research, in order to reduce the pressure of government finance, alleviate plight land capital endowment real estate, and perfect the social endowment service system, promote the development of the endowment real estate.
