Urbanization and the increasing demand for housing make the construction industry facing greater challenges,such as cost overruns and delays in construction.The occurrence of rework in the process of construction is the main factor that leads to cost overruns.Therefore,it is of great significance to study the projects rework.This paper analyzes and discusses the rework project of the residential project with the case of the M residential project.The analysis data mainly comes from the rework recorded in the contract documents such as the supervision notices,the monthly supervision reports,the engineering letters and the project change documents of the M residential project Engineering,a total of 1562 rework projects are summarized.The research methods used in the study are literature research,case study and mathematical statistics.Firstly,the current research status of rework from home and abroad and the theory of Bills of Quantities are described.Based on this,the definition of rework in this paper is given.Next,classify the rework projects caused by the construction in the M residential project.The classification is based on the Work sections and preliminaries,and analyze which(sub)divisional works are most prone to rework;Then discuss the reasons for the occurrence of rework in the Work sections.Finally,analyze the rework caused by project changes and the idle cost caused.After studying the rework of M residential project,the conclusion is drawn.The first is rework is most likely to occur in the Concrete Works,Preliminaries and Wall,Column Finishing and Partition,Curtain Wall projects.The second is the Reinforcement steel works,Health,safety and environmental and Wall plastering are the three sub-divisional projects with high frequency of rework.Therefore,sufficient attention should be paid to them,and quality supervision and management should be strengthened in the later construction process;The third conclusion is that the project quality does not meet the specification or design requirements,cutting corners and construction and equipment protection problems are the main reasons for the rework of M residential project;The fourth is that the rework caused by change orders are most likely to occur in the construction process of the sales department.Besides,the occurrence of changes are mostly related to the designers and owners,but themaintenance cost caused by the construction enterprises is far more than the invalid cost caused by them.On the basis of the research conclusion,this study puts forward the measures to reduce rework from the aspects of contract,economy,organizational structure and training.To some extent,the research conclusions can provide reference for practitioners,and it is beneficial for the manager to manage rework problems better.It is also hope that the rework problem can get more attention in the future.However,due to the limitations of time,rework cost collection,data collection and other factors,there are shortcomings in research.For example,the project only collected invalid costs related to changes,lacking the cost caused by the project quality,it is difficult to have a overall grasp of the rework cost of the project;In the future research,in-depth studies can be conducted from different views.
