Research On Cost Control Of General Real Estate Project Based On Project All-Factor

The real estate industry plays an important role in our national economy development,nowadays with the real estate market competition is becoming more and more intense,combines with relevant control policies implementation,the profit margin in real estate is getting smaller and smaller simultaneously.In this situation,how to improve profits and how to ensure the competitiveness of enterprises have been coming into property developers' focus in recent years.It is obvious that the subject “cost control” is the key to success in real estate industry.This study will conduct a specific in-depth research based on the real estate cost control project A.By analyzing the strategy,the whole factor of cost control as well as the case application,this study will provide a valuable reference for real estate enterprises' development in future.This research starts with studying the development process of real estate industry,states the current situation,finds existing problems,and then puts forward the importance of building an integrated cost control system in real estate industry.Based on principles of cost control,the whole process control and the strategy management,the author discusses the existing main problems,finds the major influence factors and then analyzes the practical significance of building cost control system in real estate industry.In order to realize the management of cost control,by doing a large number of research on related academic paper and outlining the characteristics of control process,the author finally established seven basic cost control factors,which are design cost,construction cost,contract cost,procurement cost,marketing cost,cost of capital as well as engineering cost.At last,the author conducts a case analysis on the basis of the real estate cost control project A.According to the project A' cost budget and overview,the analysis starts with establishing a cost control framework,and then analyzes the whole factors of each segment.Such as land costs,pre-project cost,engineering cost,marketing cost,financial management as well as operation management.By comparison with the cost control effect of real estate project A,the author draws a conclusion that cost control system is important and necessary in real estate industry,he also testify its scientificity and reasonableness in details.
