Research On The Operation Management Of The CZ Third Party Trusteeship Company Of Commercial Housing Presale Funds

With the increasingly prominent problems in the supervision of pre-sale funds for commercial housing,the demand for improving the pre-sale funds supervision model has been increasing.City C is drawing on advanced experience in the regulation of pre-sale commercial housing transaction funds at home and abroad,and introducing an independent third-party pre-sale fund custody company to take the lead in launching the third-party custody of newly-built commercial house pre-sale funds.As the hosting company of the third-party hosting work,its standardized,efficient,safe and smooth operation is not only an important guarantee for the company's continued and healthy development,but also related to the development and promotion of the third party trusteeship model of pre-sale funds supervision and innovation.This article takes the operation management of CZ company as the research object.After fully reviewing the operation management,fund management of sale of houses,third-party payment,and related theoretical documents,it focuses on the analysis of the status quo of CZ Company's operation and management and points out its value-added services.There are deficiencies in operations and management activities such as development,profit model design,operational risk prevention,organizational structure and human resource allocation,and information construction.In response to these deficiencies,the author first started with the characteristics of the company's fund custody business.Based on the operation model of Alipay and Taobao,the author proposed to rely on the current fund custody business and give full play to the "Internet+".Advantages,the use of big data,the development of a new business system and operating information system concept,and then around this idea,build a new business operation system,operational risk prevention and control system,organization of the security system and technical support system.In the end,an operational management system with business development as the core,risk prevention and control as the foundation,information system as support and resource allocation as guarantee was established.
