| Traditional package tour has a poor reputation,even though the relevant departments have issued various policies,there is still a news about the tourism chaos.This has led many people to prefer customized travel products to travel.Among them,the leisure vacation tourism product with high freedom is gradually accepted by more and more people.According to the 2017 China leisure holiday index,52.7 percent of tourists are traveling for leisure in 2016,and leisure tourism has become the most important part of tourism in China.This means that the tourism consumption structure of our country is changing.In the past,people mostly chose the traditional sightseeing tourism pattern,and now more and more people are choosing leisure vacation mode.Many enterprises are optimistic about the development of leisure vacation tourism,and many places have started to build various leisure real estate.However,in these holiday tourism real estate projects,there are few projects that can truly gather popularity to realize the profit,and there are not many projects that can achieve success in the end,which are even rare.There are many problems to be solved in the development and operation of leisure vacation real estate operation in China.At the macro level,there are problems of inadequate government regulation and inadequate enforcement of relevant laws.At the enterprise level,there are many problems such as unreasonable planning and poor financing.These problems hinder the development of leisure and vacation real estate,so it is of great significance to study these problems and make Suggestions for the development of leisure and vacation real estate in China.This article first from the relevant concepts of leisure real estate,illuminates the discussed in this paper,the range of leisure vacation property.Unlike other real estate,this paper introduces the characteristics of leisure vacation real estate from the perspective of development and demand,which can explain the significance of leisure vacation real estate alone.By collating relevant literature,to the present situation of leisure real estate research was summarized,the foreign literature focuses in the field of timeshare vacation,domestic researches on the theory of leisure real estate is not a lot.Combed the historical process of leisure real estate development in our country,the development of tourism real estate in China is roughly divided into three stages: from 1990 to 1999,the initial introduction stage,the slow development stage of 1999 to 2003,and since 2003 the rapid development of the stage.This paper analyzes the regional characteristics of tourism real estate development in China,and the vacation tourism real estate is mainly distributed in hainan,southwest and east coast.This paper summarizes the main problems of vacation tourism real estate in China..At present,there are five major problems in China's vacation tourism real estate: The government's lax controls have wasted resources;Eager to build real estate,despise the development of tourism resources;Sacrificing the environment for short-term economic benefits;Lack of industry credit;Holiday exchange networks are not impeccable.Facing these five problems,this paper has collected relevant cases at home and abroad,selected two domestic cases and two foreign cases for analysis and reference respectively.Then according to the experience for reference,from improving the land plan and use system,innovating mode of investment and financing,setting up independent supervision and law enforcement agencies,perfecting the relevant laws and regulations and strengthening the cooperation between industry and so on five aspects put forward the countermeasures and Suggestions.Finally,the conclusion of this paper is summarized and the future development of China's leisure and holiday real estate is prospected. |
