This paper first demonstrated the background and practical meaning of this research and recalled the thesis of housing conditions,happiness,and housing satisfaction.The related researches in China and abroad mainly focus on the impacts that housing ownership and housing square have on people's happiness.They all ignored that the comparison between people and their friends,relatives could also have significant influences on people's happiness.Second,this paper promote two theoretic hypotheses:.The first hypothesis is :People's relative housing conditions compared with other friends and relatives can also influence happiness and housing satisfaction while we call this comparison effects.The second hypothesis is: for people whose relative housing conditions are much higher,improving their relative housing conditions to the highest level can't improve their happiness.Third,by using ordered logit model,taking citizen's relative housing conditions as the measure of people's housing comparison,this paper empirically analyzed the impact of housing comparison on happiness.The results showed that: housing comparisons do have significant impacts on people's happiness.For people whose relative housing conditions are much higher,improving their relative housing conditions to the highest level can increase their housing satisfaction but can't improve their happiness.These empirical results proved the first and second hypotheses.Last but not least,for people whose relative housing conditions are much higher,improving their relative housing conditions to the highest level not only can't improve their happiness but also have negative externals on other people.The political suggestions of this paper are as follow:(a)according to people's housing value to collect real estate taxes.(b)strengthen the management of property management industry.
