In the economic construction of our country real estate industry has been play an important role,but with the economic development of China's entry into the new normal,high profit era of real estate industry has gradually gone,was approaching a steady development period.In the future the central will intensify macro-control of real estate industry,real estate industry will usher in a new development challenges.In addition,China is currently in the era of housing inventory,the central government will issue a series of related policies to solve the inventory problem of China's real estate industry.In the near future,multi-channel housing security,rental and purchase of housing policies will be introduced.And this series of housing policies will reduce the housing demand and directly affect the future development of the real estate industry.On the one hand,as the sales volume decreases,the housing price will be affected directly.On the other hand,due to the influence of the market economy,the various costs of the real estate industry are also increasing.This shows that the current our country real estate industry to the project cost control is crucial,but for a long time,our country small and medium-sized real estate companies in terms of project cost control concept is relatively backward,the lack of professional cost control system and other aspects.Paper to D north garden residential real estate company phase ii project as an example,through the analysis of the status quo of D company project cost control,existing problems and reasons from several aspects,construct under the perspective of supply chain in D operation status and the future development of the project cost control system,control the purpose of project development costs and improve profitability.First of all,through actual investigation and study,respectively from two aspects of cost control measures and cost control analysis of D company project cost control status,summed up the D company project development investment decision of link,project design,construction,sales and after-sale link cost control problems,the formation of D company will produce the cost control problems,the main factors to build a suitable D cost control system to provide effective help for the development of the company.Then,in view of the cost control problems of D company,on the basis of analysis of real estate supply chain structure and cost,on the premise of the project cost control target and build up the system of D company project cost control under the perspective of supply chain,the system control method for target cost management,combined with the dynamic feedback mechanism,cost respectively from the supply chain upstream,midstream and downstream quota design,design optimization,strategic procurement cost control measures.Finally,from the organizational structure,information system,staff team building,strategic partnership of several aspects put forward relevant safeguard measures,make the building cost control system can be able to better use in D company,for its control costs and expand profit control.
