The Detailed And Community-based Design For Long-term Rental Apartment

After experiencing a radical golden decade,China's real estate industry gradually entered the stock era from the incremental era.In the context of the macro-control of national policies,the skyrocketing demand for rental of young people and the boost of capital markets,the long-term rental apartment industry has risen rapidly in recent years,especially Xiaomi Apartment immediately attracted the attention of the real estate industry and related financial media after obtaining the financing of 100 million yuan of capital owned by Xiaomi.At this point,long-term rental apartments have truly entered public view,and the capital of each party has rapidly entered and seized market share.The greatest impact of storm-type growth on this type of construction is that the theory of practice precedes the lag: Since there is no systematic study in the academic field,long-stay apartments have emerged without reference to the relevant normative guidance and without reference to design theory,the quality of space is not uniform and architectural characters are blurred.In particular,Chengdu and Chongqing as the core cities in the southwest area belong to the new first-tier cities category,the market potential is considerable and the major apartment brands have also settled in succession,but the relevant academic theories are not concerned.Therefore,the author hopes to clarify the contradictions between the development course and characteristics of long-term apartment as a new type of building,the needs of the people and the status contradiction,and put forward relevant research elements and new types of rent-living mode through literature research,online questionnaires,field surveys,and inductive deductions,then corresponding design strategy was proposed from the two levels of refinement and communityization,taking the Chengdu-Chongqing area as an example,and it was applied to the optimization of the actual case to verify,trying to find a relatively cost-effective and scientific design method and logic in the process of long-term apartment building design.This paper is divided into six chapters:The first chapter is the introduction,including the research background,research object,research purpose and significance of the topic,domestic and foreign research review,research content and methods,and research framework.The second chapter analyzes the characteristics of the research subjects,the needs of the population,and the research factors,by combing its development history and related similar concepts,defining the five characteristics of long-term apartments.Then combining related theories and online questionnaire surveys,we analyzed the characteristics of contemporary youth groups and rental demand,and the current status and needs of young people in Chengdu-Chongqing area,and proposed four major contradictions in the status of rental housing.,the nine groups of rental people,the two major research focuses and six research elements of this paper,laying the foundation for the third and fourth chapters of the thesis.The third chapter is about the current status of long-term apartment research,including 25 samples of field surveys in Chengyu District and two parts of the network survey of domestic and foreign outstanding cases.The field survey section obtains first-hand data through surveying,mapping,interviews,questionnaires,and other methods,then the survey results are compared and analyzed from the two aspects of space reality and community vitality,according to the research factors,and the general design pattern of long-term apartment and the status problenms are concluded.The network research section draws lessons from the outstanding cases at home and abroad for current problems,and provides a reference for the design of related strategies in the fourth chapter of the thesis.The fourth chapter is based on the two major research focuses and six research elements as the basic framework,and proposes corresponding design strategies from the two levels of refinement and communityization.The refinement is reflected in three aspects: the clarification of functional zoning,the precise positioning of nested models,and the refinement of space dimensions;the communization is reflected in three aspects: the balance of community personnel,the multi-level shaping of public space,and the creation of sense of place in public space.The fifth chapter is the practical application of relevant design strategies in practical cases.Based on the three main problems of the actual situation of space and the vitality of the community in specific cases,two different levels are proposed from the perspective of practical transformation and conceptual transformation,separately implementing optimized adjustments and systematic redesign of the original site for the original project,for which the design strategy getting further deepened and improved.The sixth chapter concludes with a summary of the main research conclusions and major research results of the paper,and at the same time puts forward the limitations of the research and the prospects for future research directions.
