With the continuous development of the real estate market in China,the real estate of the enterprise is no longer simple for personal use or sale,The business for rental or capital appreciation has gradually developed and gradually become the main business of some companies.In 2006,The accounting department of the Ministry of finance has promulgated the accounting standards for business enterprises--the basic principles(hereinafter referred to as the basic principles)and 38 specific guidelines,which separately listed the investment real estate business,standardized in the "Enterprise Accounting Standards No.third-investment real estate"(hereinafter referred to as CAS3).Up to now,the guidelines have been implemented for eleven years,but there are still some urgent problems to solve.This paper mainly applies comparative analysis method,normative research method and case analysis method,Based on the three problems existing in the investment real estate accounting at present,including confirmation,follow-up measurement and disposal,which are the breakthrough point,Then in-depth analysis of the problem,After giving suggestions and countermeasures,further analysis is carried out combined with specific enterprise cases,so as to improve the operability of practice.Firstly,This article compares and analyzes the similarities and differences of the domestic and foreign investment real estate standards in the recognition,follow-up measurement and disposal,and lays the theoretical foundation for the following issues and analysis;Secondly,it puts forward three problems in the confirmation,follow-up measurement and disposal of the current investment real estate accounting in China,and analyzes the existing problems from the specific national conditions,the relevant legal norms and the essence of the economic activities;Thirdly,on the basis of the analysis of the problems,specific suggestions and countermeasures are put forward in view of the existing problems in the confirmation,follow-up measurement and disposal of investment real estate accounting;Finally,combined with the case of GF company,through the specific analysis of the company's investment real estate business accounting,In view of the accounting dilemma,based on this point of view,it puts forward suggestions for improvement,and evaluates the merits of accounting,so as to provide references for other enterprises.This paper holds that CAS3 should redefine the scope of confirmation of investment real estate in terms of confirmation,Part of the private part of the rental or capital appreciation of real estate should be based on the specific circumstances of property rights;In the follow-up measurement,CAS3 should adjust the guidelines,relax the application conditions of fair value and encourage enterprises to apply the fair value measurement.At the same time,the same enterprise can adopt two kinds of measurement models at the same time;In terms of disposal,the disposal of sale transfer and discarded damage should be clearly defined,in which the disposal of the sale of the transfer category is counted into the income cost and the discarded damage is taken into account,and the benefits of the conversion,holding and disposal should also be distinguished.
