In the aspect of accounting standards in our country in recent years,to achieve convergence with international norms and standards is mainly manifested in the following two aspects:one is 2006,China promulgated new accounting standards in a more specific standards,namely CAS3-an investment real estate.Second,on July 1,2014,China added a specific guideline,CAS39,which is fair value.Historically,it has been the top of the top five metrics for years,with the advantages of low cost and easy access.But today,unlike in the past,the rapid pace of real estate development and the difference in prices of the past is not reflected in historical costs.Fair value makes up for this shortcoming,which reflects the latest value of the balance sheet day assets.In addition,adopted for the investment real estate fair value measurement can expand the scale of assets,the formation of new profit growth point,meet the financing needs of enterprises and realize the capital preservation.In the face of such pattern for the measurement of the enterprise development has such a positive,enterprises will be scrambling to adopt,but by the end of 2016 at the end of the second quarter,in the 1305 listed companies with an investment real estate,the fair value measurement model accounted for only 5%.This phenomenon has aroused much debate among scholars.This article as a starting point,reading a lot about the rules of fair value measurement and literature,and with catic real estate as a case study object,through the way of combination of theory and specific examples,analyzed application of fair value measurement model of the investment real estate enterprise has what kind of impact.This article first to the fair value and the investment Real Estate fair value measurement model of relevant theory is expounded,secondly,this article choose Avic Real Estate Holding Company Limited for case study,eight years of financial data analysis to make paper well-founded,increased paper reliable credibility.Finally,the paper analyses the problems appeared in the process of application of fair value,to solve these problems,respectively,to improve relevant management,measurement method is given and the information of full disclosure proposal,and will these Suggestions to expand to the policy Suggestions.Through the analysis summary,this article did find there are some problems in the application of fair value will,such as level measurement method,operation difficulty,disclosure way,etc.But the introduction of CAS39,which regulates the use of fair value,reduces the subjectivity of fair value and increases the transparency of fair value.Catic real estate and real estate industry in this paper,the analysis is helpful to other company the right view of fair value measurement model adopts to the company on the impact of the investment real estate in the future for the company’s accounting and the application of fair value measurement model for reference. |
