Research On The Financing Strategy Of Land Banking Project Of Xian Area On Longyan City

The land banking is a common means of the government to control the urban land development and utilization effectively,which can help to solve some problems in the urbanization.It is a complex project,and relate to multiparty interest and links,supported by a lot of money.Traditional financing mode is fiscal appropriation and bank loan.But with so many projects of land banking doing at the same time,and the national macro-policy adjustment that land banking can't be financed through bank loans,The traditional financing mode can't be fully applied.This paper using a variety of research methods as integrates theory with practice,systems analysis and qualitative and quantitative analysis.For the study of land banking of Xian area in Longyan city,through research on the land reserve system and its financing methods,on the basis of viable ways of financing,designed the project financing strategy of land banking of Xian area in Longyan city.In this paper,firstly,analyzed the definition and importance of land banking financing,explained the regulation of the land reserve financing system.And then,done the descriptive analysis of the overall situation of land banking of Xian area in Longyan city,Introduced the main work content of the project.Finally,through the comparative study on the common financing mode of land reserve,take the government purchase service mode financing as an example for land banking of Xian area in Longyan city,analyzed the financing structure,financing scale,debt service source and financing plan benefit.According to the study,this paper thinks that project financing strategy of land banking of Xian area in Longyan city can be combines with its own capital,land grant and Government purchases of service financing.The research contents provide input to the future financing of land banking projects.
