Retirement community project regards the life of the elderly in the service area as the core,relying on the mature development experience of the real estate,it is designed to create a comprehensive residential community with comfortable living,rehabilitation care,family support and hospice care.With the deepening of the social aging,the elderly will become a fast-growing consumer class in the future,more and more real estate developers have seen the potentially great consumption of the domestic elderly group.At present,a lot of real estate companies invariably try to develop senior housing,which makes the relatively unpopular pension industry heat up,many projects such as pension apartments,pension communities gradually access to market.Although the pension industry in China is still at an early stage of exploration,it contains huge business opportunities.However,the real estate developers confront many tough issues in practice,for instance,the ways of development and construction,the choice of product type and architectural form,etc.This article through to the foreign pension mature experience in real estate and the development trend of endowment real estate in our country,to summarized the status quo of China's current pension market and demand,put forward a variety of retirement community development operation mode of the project,and carries on the analysis and evaluation,thus further analyzes the retirement community projects all the influence factors of life cycle development operation mode,on the basis of constructing the retirement community development in whole life cycle of the influence factors of operating model evaluation index system,which contains two kinds of index,index of the first kind is the development and construction phase,It includes four parts: design planning,location selection,capital expenditure and policy system.The second type is the index of operation and maintenance stage,including four parts: consumption standard,household service,medical care,culture,education and entertainment.Based on these eight indicators,the index system is constructed.And through questionnaire to collect data,after statistical analysis to declarative variables,using factor analysis and structural equation model to extract the key influence factors and its related influence path,which is first to analyze the reliability and validity analysis,factor analysis,finally to establish structural equation model and its related inspection,to retirement community full life cycle development model for empirical test.Finally verified with case analysis,SWOT analysis for optimizing the prototype project operation mode assessment using the analytic hierarchy process(ahp),the economic effect evaluation of using numerical analysis,and qualitative analysis of project risk,in order to achieve the comprehensive and detailed study.
