With the rapid development of China's market economy and real estate market,real estate transactions have become very active and disputes over real estate have become more and more.Therefore,it is urgent to regulate the real estate market order and protect the security of real estate transactions and the legitimate rights and interests of the holders of real estate.As the only municipality directly under the central government in the western region of China,Chongqing municipality is the economic center of the upper reaches of the Yangtze river and a comprehensive transportation hub in the central and western regions.In 2007,it became a pilot area for comprehensive supporting reform of urban and rural areas in China.It was the key development area for the western development of the Chinese government,and its economy was in a rapid development,and the level of urban infrastructure construction was constantly improving.As a strong pillar of urban economic development in the western region,the real estate industry is also booming.Especially,in the past two years,the housing price has been booming,the market is hot,and the demand for supply has been in short supply,so the house has become the most important asset for people.In turn,makes people's property rights consciousness is more intense,real estate registration to the government management ability put forward higher requirements,at the same time,the efficiency of the relevant functional departments put forward higher requirements.In this situation,the reform and perfection of the real estate registration system is of great importance.In this paper,the existing problems of real estate registration in China are studied by studying the relevant theories and literatures of real estate registration and combining with the current status of real estate registration in China.Further to the current situation of the real estate registration work in Chongqing as the research object,by real estate registration organ routine registration work as a starting point,in the form of lectures and interviews,the key to the registration organ in recent years in the face of lawsuits,case analysis,in-depth analysis of the alleged and reasons of the lost,and to discover what is in the real estate registration and management of real estate registration process should continue to improve and perfect place.Aiming at the problems existing in the Chongqing real estate registration,and carries on the corresponding detail analysis,discovered the existence of Chongqing real estate registration registration procedure is not standard(such as: crime scene investigation and public announcement procedures)is not allowed,registration examination scale grasp(mainly embodies in examination as to substance and the form of censorship),lagging information construction(especially the registration of land,forest land and rural housing land registration),the registration personnel quality is uneven,especially in some key positions and a large number of relying on the temporary employment personnel register work),as well as the risks of real estate registration and other issues,and to study the problems found,finally gives the improvement measures and suggestions of the author.
