The trend of aging is growing,and the phenomenon of large population and old age is becoming more and more prominent.The emergence and development of old-age real estate is an inevitable outcome of China's current national conditions.Aging trend of the development of severe and produce a series of social endowment problem,making under the new normal social economy,vigorously develop endowment real estate,to further improve and perfect the measures such as pension system in our country become the inevitable choice.To develop the old-age real estate,the function of the old-age real estate project must meet the needs of the elderly,and the cost can be controlled.At the same time,it pays attention to the function and cost,which is to pay attention to the value of the old-age real estate project,and really make the best use of it.And the cost and function of the project,in most cases is opposite,good function often corresponds to high cost.Therefore,to make the best use of excellent quality and reasonable price is the primary development goal in the investment decision of old-age real estate projects.Thesis combines our country population ages,the old before rich conditions,first of all pension property did interpretation,and the research status of value engineering,points out that at present most of endowment real estate investment decision-making studies mostly focus on risk,or a single focus on cost,little consideration of the cost of the function and at the same time.And relevant theories of endowment real estate investment decision-making,and gives a detailed introduction,value engineering principle on the basis of function and cost analysis,building the analysis model of value engineering,the use of entropy-double-base point method and value of the discount method to the analysis of the function and the cost coefficient,value coefficient of each scheme are obtained.The decision method based on value engineering is more comprehensive and objective to evaluate the decision plan of the pension real estate project.Combining with the example of a pension real estate project,this paper validates the decision-making method proposed in this paper.
