In recent years,the real estate market and tax revenue in the western region have shown a rapid development trend,and the relationship between the two has become a focus of attention.In the first place,this paper expounds the connotation of the real estate market investment and consumption is defined from the angle of theory,characteristics of the real estate industry and the industrial chain,the special tax administration of tax and the real estate industry,analyze the influencing factors of the real estate industry tax contribution.Secondly,the data of latest 17 years on real estate and tax of the 12 western provinces,autonomous regions and municipalities will be taken as sample,introduce the development status of the western region real estate market,starting from the angle of investment and consumption,respectively,within the western region and the eastern and central provinces were compared and analyzed,in order to measure the level of development of the real estate market supply and demand.Again,the direct contribution rate and increase the value of the three indicators,the contribution rate of growth rate for the quantitative analysis of the impact of regional financial and tax revenue growth,the real estate tax contribution analysis of fiscal revenue in the western region.Next,the establishment of measurement model,using the principal component analysis and multiple regression analysis in Econometrics the analysis method,by using SPSS software,in the western region of the real estate industry effect of investment system and consumption system of local fiscal revenue quantitative empirical analysis.the effect of Taxation on real estate in Chongqing and Shanghai is analyzed by TRAMO test by EVIEWS software,and the structural mutation points are compared.The main conclusions are as follows:one is the western region of the real estate investment level to upgrade quickly,real estate consumption is increasingly mature,the western region in recent 10 years,the real estate supply and demand ratio is about 54%,in the long term may have hidden inventory fast growth.The two is the western region real estate tax revenue exceeded 1/4,the real estate tax depends on a large extent,the state of the real estate industry to support efforts to increase in recent years,the three is between the western region real estate investment system,the western region real estate consumption system and tax system in Western Regions exist positive correlation,the effect of real estate on tax revenue is in the East,the middle,the country and the west.Real estate development investment increased 1%,can promote the growth of 0.475%local financial revenue,every increase in real estate sales area of 1%,0.022%growth stimulating local fiscal revenue,in addition there may realize the tax.Finally put forward some suggestions from perfecting the Western real estate development and strengthening tax collection and administration point of the Western real estate industry.
