In 2016,the Beijing-Tianjin-Hebei Synergy Development Land Use Master Plan defined the development goals for the Beijing-Tianjin-Hebei integrated development,but the Beijing-Tianjin-Hebei region has a low degree of integration and the regional differences are obvious.Residential land is the axis of business,industry,and social development.By adjusting urban residential land,urban residential land in the Beijing-Tianjin-Hebei region can form a scientific spatial structure and promote coordinated development between cities.This article focuses on the differences in the use intensity of residential land in cities of Beijing,Tianjin,Hebei,including the following aspects:(1)Using the coefficient of variation method to analyze the urban residential land data of Beijing,Tianjin and Hebei from 2006 to 2017,and establishing an index system to measure the utilization intensity of residential land in Beijing,Tianjin and Hebei,and comparing: the urban residential land construction density in Beijing and Tianjin They were 28.68% and 25.55% respectively,which was lower than most areas in Hebei.The efficiency of residential land within the city needs to be improved;the amount of residential investment and infrastructure investment per unit city in the Beijing-Tianjin area are higher than in Hebei;the average of Hebei in 2006-2015 is between 2006 and2015.Urban residential land expansion rate is the fastest,0.16%,Tianjin 0.03%,Beijing0.01%;Hebei urban residential land use intensity is increasing year by year.On this basis,the weighted comprehensive scoring method was used to calculate the evaluation scores of the utilization intensity of residential land in Beijing,Tianjin,Hebei,which were 1.31,1and 0.76 respectively,and the difference was obvious.(2)ArcGIS was used to analyze the intensity of residential land use intensity and compared with the new plan.In terms of scale and structure of land use,the urban residential land in Beijing and Tianjin accounted for a low proportion of urban construction land,which was 28.% and 27.7% respectively.Higher than Hebei's Qinhuangdao and Hengshui;Beijing's per capita urban residential area is the lowest,with a population of 24m2/person,which does not reach the standard of 28-38m2/person in urban land classification and planning construction land;in terms of land use intensity,Beijing average The plot ratio was 2.05,Tianjin 1.90,and Hebei 2.46.The plot ratios of urban residential land in Beijing's Chaoyang District,Dongcheng District,Xicheng District,and Fengtai District exceeded the planned maximum plot ratio.Urban residential land in areas with low FAR values in the Beijing-Tianjin region has not been effectively used.(3)In order to achieve a balanced development of residential land in urban areas of Beijing,Tianjin,Hebei Province,put forward corresponding countermeasures: Strictly implement relevant policies for urban residential land use;Develop central small cities between Beijing and Tianjin and upgrade Hebei's urbanization level;Further accelerate the traffic network of Beijing-Tianjin-Hebei region Construction;According to the“Beijing-Tianjin-Hebei Comprehensive Development Plan for Land Utilization”,the control and development of urban residential land in the Beijing-Tianjin-Hebei region will be carried out;the development of various industries in small and medium-sized cities in Hebei will be promoted,and the industry will promote population liberation in large cities.
