Real estate is an important force to promote China's social and economic development.Almost all industries are inextricably linked to real estate economic activities.It can be said that the real estate industry is a basic industry that promotes people's living standard to improve and the national economy develops at a high speed.After many years of rapid development,the real estate industry has become one of the important industries in the regional economy.It has profound influence on improving the living conditions of urban residents,increasing employment,promoting the rapid development of social economy and the adjustment of industrial structure.However,in recent years,the real estate market in China has also exposed some problems in the process of sustainable development,especially the commodity housing market,such as excessive investment,rapid rise of commodity housing prices,unreasonable housing development structure,The development of business and home buyers financial risk,commodity housing market chaos and so on.Commodity housing market investment accounted for about 70%of the total investment in real estate development to 80%,commodity housing market will directly affect the entire real estate market development is good or bad.As a late-developing market,since 2007,with the accelerated urbanization process,Shenyang's real estate market has entered a rapid development track.In 2014,when China's economy was in the the shift period of "speed changes,structural optimization,power conversion".Being affected,the 70 cities nationwide housing prices are lower than the chain.As a typical representative of the old industrial base,Shenyang suffered the most serious impact.Buyers wait-and-see trend is obvious.But the speed of land supplying and house development has not slowed down.In this case,the Shenyang commodity housing inventories rose sharply,commodity housing prices began to fall.Shenyang's real estate market has encountered the biggest problem over the years.As an important way to stimulate investment and consumption,Shenyang's real estate market down to the city economy has brought a record setback.How to reduce the inventory,and promote the healthy development of the market,not only the industry needs to focus on the subject,but also the problem that Shenyang Economic Development can not avoid.Based on the supply and demand theory of commodity housing market,this paper comprehensively analyzes the development course and current development of commodity residential market in Shenyang and the whole country.Laiding special stress on analysing the relationship between transaction price,transaction structure,macro regulation and control policy,land supply and inventory,purchasing power and so on.And then summarizes the main problems and the motivations behind the problems of Shenyang's general commercial housing market.At the same time,through the analysis of the overall economic environment and the population movement,the author tries to understand the real estate market development's fundamental issues.Then,aiming at these problems,this article will focus on the development of domestic similar cities and mature markets abroad,the development of the status quo and development of countermeasures,from which to find suitable for the actual solutions which Shenyang can learn from.Finally,combined with the author's understanding of commodity housing market,this article supplies some constructive responses for the current commodity housing market in Shenyang.Specifically,including the hungry land supply strategy,reduce the inventory,strict control for the market structure,balance the regional inventory,adhere to the house buying stimulus policy,lower the purchase threshold within the controllable range,tax reducing and so on.For the long run,this article also proposes some recommendations such as adjustment of economic structure,optimizement of the population structure and so on.
