The reform of the housing system has a long history,and the reform of the housing system in China has experienced the process of distribution from physical distribution to monetetable resettlement and renting and selling.At present,in the commodity housing market in Zhengzhou,the market of commodity housing is still the main character of the market,while the rental market of commodity housing is in a spontaneous state.Due to the imperfect development of commodity leasing and leasing market in Zhengzhou,Zhengzhou has been inflowing into the city as a population,and the demand for rental housing has been increasing.However,the rental market of commercial housing has not been able to meet the increasing demand of leasing.At present,the national introduction of cultivation and development of the housing rental market incentive policy,Zhengzhou city as the cultivation and development of the residential rental market pilot city,"hire purchase right",talent apartment policy,promote the realization of Zhengzhou city commercial housing market "and hire purchase".But both the policy failed to fully solve the purchase of commercial housing market in Zhengzhou city "hirepurchase imbalance" problems.This paper mainly analyzes the unbalance of Zhengzhou commodity housing rental purchase from the three core chapters,which are the current situation of the unbalance of the rental purchase in the commodity housing market,the measurement of the unbalance of the rental purchase in the commodity housing market in Zhengzhou and the reasons for the unbalance of the rental purchase in the commodity housing market in Zhengzhou.First,through the four aspects of Zhengzhou commodity housing rental market and the overall development degree of the market,market quantity,market structure and market price,the present situation of Zhengzhou commodity housing rental purchase is analyzed.Secondly,by using the hyperbolic market aggregation equation,and VAR model,respectively.The unbalanced state of the renting and purchase price of the commodity housing market in the state city and the equilibrium relationship between the rent and purchase price is measured.Finally,the analysis of the unbalance of the rental purchase in the Zhengzhou housing rental market is carried out from three angles of macro system constraints,the meso market constraints and the micro individual behavior economic constraints.At the end of this paper,on the basis of analyzing and summarizing the balanced development experience of the commodity housing market in the developed countries,this paper puts forward the policy suggestions on the three aspects of the unbalance correction of Zhengzhou's commodity housing rental purchase from the improvement of the housing rental market system,the cultivation and development of the housing rental market and the diversification of the housing rental consumption. |
