| The commercial real estate project is an important product of the combination of modern service with traditional construction in the process of economic transition.And it takes a priority in infrastructure development.Since the level of commercial real estate development is a concrete manifestation of the urban development level and living standards,commercial land auction,the introduction of high-quality developers,as well as the construction of benchmark commercial real estate projects are closely watched by the land department,urban planning department,investment attraction department and others.Meanwhile,commercial real estate,a new profit growth point and long-term earnings-point of real estate industry,has important economic and strategic significance.Therefore,the analysis of city's commercial real estate investment environment helps developers and service providers to get a reasonable quantitative evaluation of the city,and promotes a valid optimization on urban investment environment.Based on the knowledge about investment environment evaluation and the elements that commercial real estate investment depends on,this paper selected 37 indexes that were divided in five categories(macroeconomic indexes,the development of the tertiary industry,the living standards,the urban infrastructure and the real estate related),and used the 2012 data of these indexes from 68 cities to establish the evaluation system.Principal component analysis was applied to get the score and the ranking of each city,and compared the investment environment of commercial real estate in different cities.At the same time,cluster analysis was done based on the result of principal component analysis.And 5 city categories were got to promote mutual learning between cities in the same category.In addition,to ensure this evaluation system satisfying the needs of more cities and reduce the difficulty of data acquisition,principal basis analysis was creatively introduced to simplify evaluation indexes in this paper.A simplified evaluation system including 22 indexes was obtained.And the evaluation results of these two systems were basically consistent. |
