Based On The Fourier Model Of Region Key City Land Price Diffusion Research

Abstract/Summary:
With the development of economy and the structural reform being depended,the process of urbanization has been accelerating.Urban land price is an important manifestation of regional economy,which reflects the level of regional economic development.It is not only related to its own economic level,but also influenced by regional central cities.Therefore,the study of the proliferating influence of regional central cities on land price in other cities has become an important prerequisite for urban regional development.Until present time,study of the influence is mainly confined to the inner of the cities.While the study that tracks along intercity transportation routes is still relatively less.So the results can provide scientific theoretical basis for the rational development of urban land market,rational division of urban agglomerations and inter-regional traffic planning.This research is supported by the National Natural Science Fund Project "Study on the variation law of multi-scale urban land price"(2015~2018a,No.41471090),the Hebei Province Natural Science Fund Project "Study on Structure Optimization of regional land price system and the reasonable range"(2015~2017a,No.D2015205225)and Hebei Normal University Doctoral Program Foundation "Beij ing-Tianj in-Hebei urban land price coordination development:spatial pattern,regional difference and influence mechanism"(2015~2017a,NO.L2016B14),It's based on the theories of Land Rent,Land Region and Spatial Diffusion.Taking the Beijing-Tianjin-Hebei region as an example,I select the land price data of 2014.On the basis of the multi-factor comprehensive evaluation method to determine the central city in Beijing-Tianjin-Hebei.Measured the price gradient and diffusion flux of land which between the regional center city and the affected cities,revealing the spread of land prices which between he regional center city and the affected cities in the region.Based on the analysis of the land price diffusion intermediary in the central city,to explore the regional central city land price diffusion capacity,characteristics and internal laws,and then analyze the regional urban land price diffusion factors.The main results are as follows:(1)The diffusivity of land price in regional central cities is due to the combined influence of land price and traffic.On the aspect of land price,the price level of central cities is proportional to its diffusivity.On the aspect of traffic,the closer the distance of central cities is,the more kinds of traffic routes are,the stronger the traffic capacity is,the higher the traffic is,the stronger the diffusivity of land price in regional central cities will be,and vice versa.(2)The central city land prices spread of Multi-center area is Showing sub-regionalization.By measuring the Beijing-Tianjin-Hebei regional central city land price diffusion capacity which in the central cities of Beijing,Tianjin and Shijiazhuang,the city's land price diffusion flux shows the characteristics of the cities surround the central cities,showing sub-regionalization.Beijing,as the center of land price diffusion,has several cities which surrounded it,such as Langfang,Baoding,Zhangjiakou and Chengde;Tianjin,as the center of land price diffusion,has several cities which surrounded it,such as Cangzhou,Tangshan,Qinhuangdao;Shijiazhuang as the center of land price diffusion,has several cities which surrounded it,such as Hengshui,Xingtai,Handan.(3)The construction of expressway and high-speed railway has a great influence on the spread of land price.By calculating the accessibility of the road between the cities of Beijing-Tianjin-Hebei Region and the central cities of it,the conclusion is that the accessibility,is stronger,the spread speed of land price is quicker.On the contrary,the speed is slower.Therefore,the construction of road should be reinforced,and this can promotes the rationalization of land price in regional cities.
