In 1998,the housing system began to reform,the market-oriented system was formed.After which,the housing system gradually has been developing to perfect,the real estate market has received rapid development.Gradually,the real estate industry takes over an important position in the pillar industry of the national economy.The real estate market' rapid development has also brought about the rapid rise in house prices,the rapid rise in housing prices have exceeded the low-income housing capacity to pay,but also led to high-income to have speculative demand in the real estate market.In order to make house prices stable,and optimize the real estate market resources,China's government has formulated a number of macro-control policies,they are monetary policy,fiscal policy,land policy,etc.,of which real estate tax policy is an important control policy.Housing is the necessity of people,housing prices is the focus of attention,real estate tax and the relationship between housing prices and therefore much attention.What is the effect of real estate tax on house prices? How much is the impact? Become the academic community and the community of great concern.Based on the theory of real estate tax,this paper analyzes the mechanism of real estate tax influencing house price,and analyzes the relationship between real estate tax and house price by empirical analysis.First of all,by the analysis of the influence mechanism of real estate tax on housing prices and the theoretical analysis of real estate market supply and demand balance,to explore the mechanism about the impact of the real estate tax on housing prices.Secondly,the article describes the reform process of China's real estate tax system,and then the evaluation of China's current real estate tax system and analyzes the real estate tax and house price fluctuation situation in our country.Then,using the panel data of 30 provinces,constructing the panel regression model,carrying out the station ability test and the covariance test,municipalities and autonomous regions were used.The regression analysis was carried out from the national and regional levels,to study the relationship between house price and real estate tax relationship.Respectively,the paper studies the impact of the total real estate tax,sub-section real estate tax and five direct real estate tax on housing prices.Through the empirical analysis,the following conclusions are drawn: From the national level,the effect of the total real estate tax and the processes tax on the real estate price are not significant.From the regional level,The effect of the total real estate tax,the processes tax and the direct real estate tax on the regional housing prices is quite different,indicating that the impact of real estate tax on house prices has a regional effect;both the national level analysis results and regional level analysis results,local public service supply is an important factor of affecting the price,a positive effect.Finally,according to the study results of the paper,this paper puts forward some suggestions on using real estate tax policy to regulate house price and some suggestions on real estate tax reform.
