A Research Of The Trust Relationship Under The House-Sharing Economy Based On Complex Network

With the development of Internet technology and the increase of social idle resources,the sharing economy has emerged as a completely new business model in the world,satisfying people's lives in diversity,individuality and high quality from various fields.Among them,Airbnb is the originator and outstanding representative of the housing sharing field.As a platform,it connects the landlord with idle housing and the tenants with short-term rental needs,which solves the problem of information asymmetry and redistributes the social idle resources to a certain degree.As the domestic economy develops and more people knows and accepts the sharing economy,Airbnb entered the Chinese market to break the accommodation pattern of traditional hotels while enrichs the goods and services in the housing market.Subsequently,Tujia,xiaozhuduanzu and other platforms arise,making the housing sharing market more prosperous.The essence of sharing economy is a rational redistribution of idle resources,which means it only transfer the right to use but not the ownership during the transaction process.Therefore trust has become the most critical issue for the developing of sharing economy and has attracted the attention of society and scholars.Especially in the housing sharing market,tenants need to go to a strange landlord's home to accept offline services.Their personal safety is especially important,so building trust is the key while facing the diverse choice.This paper will study the factors which influence the trust establishment and transmission in housing sharing communities based on the relevant theory of trust and platform's real data.Firstly,I crawled abundant information on Airbnb through the Python program,including 4817 pieces of independent house lists,3 119 landlords,337,909 pieces of comments with the relationship of reviewees and reviewers.Then established a trust network using the Gephi,a visualization software.In this complex network,the landlords and the tenants are nodes,their relationship are lines.What's more,the paper study how the nodes impact the establish of trust in the housing sharing community.It was found that:whether to be rated as "super-host",the amount of historical evaluation and historical evaluation score have significant positive impacts on the new order quantity,while the landlord's reply time and response rate have no significant effect on the new order quantity;in the importance index of nodes,the degree of the nodes has a significant positive impact on the new order,but the Betweenness Centrality?Closeness centrality and Eigenvector centrality do not works.This research has certain theoretical and practical significance.It not only studies the impact of information displayed on the platform on new orders,that is,trust.The research results can help the platform to optimize display data and better meet the needs of landlords and tenants.What's more,it study the relationship between landlords and tenants by building complex trust networking,which can inspire platform to publish more incentive policy to establish a more efficient network and push the transfer of trust.
