With the continuous development of the social economy and the continuous improvement of the transportation infrastructure,the links between cities are becoming more and more closely,accelerating the flow and frequency of production factors such as personnel,technology and capital among cities,and promoting the spatial interaction between cities.Real estate is based on urban land and is also a pillar industry in the city.Therefore,the fluctuation of house prices is no longer affected only by the internal factors of the city,but also by the spatial role of the surrounding cities.Therefore,considering the factors affecting housing prices,we must consider not only the internal factors of the city,but also the influence of location factors on housing prices from the perspective of system coordination.This paper takes Jiangxi Province as the research object,introduces the urban spatial interaction in the region into the study of residential housing prices,constructs the gravitational model of urban spatial interaction,and considers the impact on urban housing prices from urban internal factors and urban location factors,respectively.Perform a regression analysis of the relationships.The main findings are as follows:(1)Through the calculation of the city's "quality",Nanchang,Shangrao and Jiujiang are classified as the first echelon;Yichun and Ganzhou are classified as the second echelon;Ji'an,Xinyu and Fuzhou are classified as the third echelon;Pingxiang,Jingdezhen and Yingtan are the fourth echelon.The “quality” of Nanchang,Shangrao and Jiujiang cities is significantly higher than that of other cities in the province.These three cities have strong comprehensive strength.Jiangxi Province has a superior competitiveness and strength in the northern part of Province.(2)The stronger the city's comprehensive strength,the greater its net attractiveness,that is,the easier it is to exert a strong force on the surrounding cities;on the contrary,the weaker the overall strength of the city,the more likely it is to be attracted by the neighboring cities,and ultimately the urban production factors.The spatial structure of Jiangxi Province is centered on Nanchang in the north of province,and its advantages are obvious.The overall strength of Shangrao,Jiujiang and Yichun is better;the development of northern area is more balanced than that of southern area,forming a spatial pattern with Ganzhou as center.(3)The spatial pattern formed by the interaction of cities within the region has a significant impact on housing prices.By comparing the price of each city with the spatial agglomeration pattern of Jiangxi Province,and the regression analysis of urban housing pricesand urban “quality” and urban net attractiveness,it is found that house price are consistent with spatial agglomeration patterns.
